Summary

As a Maintenance Technician I, you will be responsible for providing unparalleled service to our residents by maintaining and improving the overall appearance of the property. Being a successful member of our team does not just take technical skills, it takes a passion and instinct for caring to change lives and strengthen teams.

Essential Job Functions, Duties, And Responsibilities
  • Ensure the physical aspects of the apartment meet company standards and applicable laws by diagnosing problems, making repairs, tracking accomplishments, and performing necessary follow‑up.
  • Ensure unoccupied apartments are ready for occupancy by performing various as‑needed repairs, painting, overall apartment cleaning, and other miscellaneous activities as necessary or as directed.
  • Assist the property manager or other team members when requested with special projects or requests.
  • Contribute to the achievement of occupancy goals by effectively performing maintenance duties, which promote a quality living experience for residents.
  • Complete maintenance service requests, document the status of each request, and ensure that appropriate follow‑through occurs.
  • Perform electrical repairs on items such as appliances, fixtures, switches, outlets, etc. and install ceiling fans as well as indoor and outdoor light fixtures.
  • Perform plumbing work such as clearing stoppages, replacing/re‑repairing fittings, faucets, and toilets. Complete minor re‑piping including the soldering of copper pipes.
  • Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, locks.
  • Perform carpentry work, such as repairing/replacing doors, windows, closet bi‑fold or sliding doors and building shelves.
  • Repair concrete steps, stoops, patios, fencing, and signage when required.
  • Paint and decorate apartments, hallways, etc., as directed by management.
  • Complete appropriate apartment make‑ready procedures for move‑ins within established turnover time frames.
  • Complete daily maintenance of grounds and common areas including but not limited to all lighting, snow removal, trash removal, vehicle maintenance, etc.
  • Perform snow and ice removal including snow blowing, shoveling, putting down salt, and using a pick to remove ice build‑up on sidewalks and walkways, parking lots and common spaces.
  • Replace unit locks on apartments as necessary and on all recently unoccupied units, outside doors, and outbuildings to ensure security of the community.
  • Contribute to the achievement of financial goals through high productivity and cost awareness, without compromising quality.
  • Responsible for material control and efficient utilization of maintenance equipment.
