Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration and risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities
  • Personnel Management – screen, hire, train, coach, and develop on‑site staff; maintain schedules; resolve performance issues; promote harmony and quality job performance.
  • Financial Management – achieve high net operating income through cost control and revenue improvement; develop yearly operating budgets; monitor deposits, rent collections, vendor invoices; ensure accurate financial reporting.
  • Strategic Leasing Management – develop marketing plans, utilize leasing systems; obtain closures, ensure accurate documentation; handle resident complaints and retention programs; show, lease and move in prospective residents.
  • Administrative & Maintenance Management – ensure accurate reporting; head emergency team; monitor service request turnaround; maintain property appearance; manage equipment and supplies; oversee maintenance and rehabilitation activities.
Education / Experience
  • High School Diploma or equivalent;
    Bachelor’s degree preferred or four years of housing industry experience; or one to two years related experience and/or training; or an equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills and familiarity with on‑site software functions.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Communicate regularly, repeat wrist, hand, finger motions; perform tasks that may require overtime, weekend or night work.
  • Remain stationary, stand or sit for prolonged periods; move around to accomplish tasks.
  • Occasionally ascend/descend ladders, stairs, scaffolding, ramps, step stools; lift or move objects up to 25 lbs; operate machinery or power tools; operate motor vehicles or golf carts; work in outdoor environments; work in confined spaces; traverse varied terrain; exposure to hazardous chemicals.
License / Equipment
  • Reliable transportation required due to emergency on‑call requirement.

If hired, you will receive a comprehensive total rewards package that includes medical, dental, vision, life, accidental, and disability insurance, a 401(k) with employer matching, and commission and performance bonuses where applicable. Full‑time employees also receive paid sick days and company holidays.

Salary Range: $85,000 per year to $90,000 per year
