This is not a coordinator-style Project Manager role. We are looking for a hands-on construction professional who understands production, labor tracking, manpower planning, and field operations within self-perform contractor environments. The ideal candidate has direct experience managing drywall, metal stud framing, commercial interiors, exterior finishes, painting, or related scopes using internal field crews.
This opportunity is ideal for a field-driven Project Manager who takes ownership of execution and understands how to successfully deliver projects from preconstruction through final closeout.
Responsibilities
- Manage self-perform construction projects from preconstruction through final closeout
- Oversee field operations, manpower planning, production schedules, and labor tracking
- Coordinate directly with superintendents, foremen, vendors, subcontractors, and clients
- Build and manage project budgets based on labor hours, install rates, and production metrics
- Track RFIs, submittals, change orders, procurement, and project documentation throughout the project lifecycle
- Monitor project schedules and proactively resolve delays, coordination issues, and field challenges
- Ensure projects are completed safely, on schedule, within budget, and aligned with quality expectations
- Support project closeout, punch lists, and final turnover documentation
- Maintain organized project reporting and consistent communication with leadership
- Manage multiple active projects simultaneously in a fast-paced construction environment
- 5+ years of project management experience within self-perform construction environments
- Background in drywall, metal stud framing, commercial interiors, exterior finishes, painting, or related scopes strongly preferred
- Experience managing internal field crews rather than only coordinating subcontractors
- Strong understanding of production rates, labor tracking, sequencing, manpower planning, and field operations
- Ability to read and interpret construction drawings, specifications, and project documents
- Experience managing multiple projects simultaneously
- Strong communication, leadership, organization, and problem-solving skills
- Ability to operate independently while maintaining accountability for project outcomes
- Former Foreman or Superintendent who transitioned into Project Management
- Experience working for a specialty subcontractor rather than a GC-only environment
- Experience with retail, hospital, tenant improvement, or large commercial interior projects
- Familiarity with Quick Books RST or Plexus software is a plus
