Job Overview
The Project Manager is responsible for the overall planning, management, procurement, scheduling, and execution of work for assigned construction projects. The role may involve one or more projects simultaneously. The Project Manager maximizes project profitability, promotes Layton objectives, ensures quality and safety standards, and delivers predictable outcomes to exceed owner expectations.
Responsibilities- Champion “The Layton Way” by delivering predictable outcomes for internal and external teams and customers.
- Ensure construction is carried out with integrity, honesty, unity, safety, and quality.
- Collaborate with the Superintendent and the Two in the Box application to strengthen client relationships.
- Assist in preparing estimates and project budgets.
- Lead the project team in developing the project management plan and conduct pre-award and pre-construction meetings.
- Participate in value engineering, negotiate and prepare subcontracts, and obtain permits and resolve regulatory requirements.
- Prepare project schedules, develop milestones, and coordinate with the superintendent to meet deadlines.
- Control contract documents, ensure completeness and consistency, and plan execution of the construction contract.
- Manage procurement of materials and equipment within budget and schedule.
- Monitor site performance for quantity, cost, safety, quality, and schedule; develop and monitor quality, safety, and risk management plans.
- Negotiate owner and subcontractor change orders, managing cost and profit impact.
- Prepare monthly client pay requests and follow up on collections.
- Control job cost payments based on document review, coordinating with the job cost accountant for payments and lien releases.
- Manage final close‑out procedures, including as-built drawings, letters of substantial completion, and recommendations.
- Collaborate with Estimating to provide project cost information for the database.
- Manage client relationships and conduct meetings with clients.
- Perform other related duties as assigned.
- OSHPD experience required.
- Bachelor’s degree in civil engineering, construction management, or related field; or equivalent education and experience.
- Preferably at least 5 years of experience in commercial construction.
- Understanding of estimating concepts to verify bids, assess market rates, and process change orders.
- Knowledge of contractual language, construction laws, and practices to protect the company while providing quality service.
- Familiarity with building codes, design requirements, blueprints, and specifications.
- Effective teamwork, delegation, and communication skills.
- Strong verbal and written presentation skills.
