About The Role
The role of the Sr. Pre-Construction Manager is to orchestrate project team members and relevant external project parties to successfully complete their assigned projects. This leadership requires high emphasis on client engagement, conceptual understanding, customer satisfaction, quality, communication, organization, and pre-planning. The outline of responsibilities may vary from project to project and expand as part of employee growth. This individual will oversee multiple projects simultaneously, contingent upon size and complexity.
Size or complexity may require working with and managing estimators within the preconstruction department.

- Review all RFP documents and information to formulate overall estimate strategy.
- Set up and professionally maintain estimate files throughout the estimate duration.
- Advise upper management on strategic "go" or "no-go" decisions.
- Understand potential risks of general contracting and implement controls to identify risks at the pre-construction level and recommend mitigation to the Pre-Construction Design Team.
- Identify potential pitfalls and "grey areas" within a project to minimize company risk.
- Review draft contracts and general condition terms to advise upper management and company principals.
- Discuss constructability and site logistics issues with appropriate COMPANY members or Trade Partner Professionals to accurately convey information in the Pre-Construction process.
- Consistently meet client schedule task deadlines.
- Effectively communicate estimate, schedule, logistics, and estimate assumptions to the client in meetings and formal written narratives.
- Lead multiple Pre-Construction / Estimate projects with the ability to work within multiple delivery models.
- Update and maintain a current historical costs database for efficient use by multiple users.
- Establish, maintain, and adjust company estimating standards and templates.
- Lead or participate in estimate peer review prior to submittal.
- Review RFP documents and information to formulate overall estimate strategy and delivery milestones.
- Represent the company professionally at site visits to obtain critical logistics, existing conditions, and essential trade information.
- Analyze competition for company advantages and disadvantages.
- Assign and delegate estimate responsibilities to co-workers based on availability and experience.
- Schedule all activities of a construction project and front-end project activities—including permitting, procurement, and design development—in company scheduling software.
- Identify areas of deficient design in construction documents and recommend rectifications to the project design team via the RFI process.
- Manage and disburse addenda, revisions, ASI, SKs, and RFIs to participating Trade Partners to ensure complete and accurate Trade Partner bid proposals.
- Create Trade Partner scope outlines and bid forms to accurately convey project scopes to Trade Partners.
- Analyze material procurement lead times for effective project planning and client guidance.
- Concisely convey project information to the project management team during the hand‑off meeting upon project award.
- Analyze and level competitive Trade Partner bid proposals and synthesize a holistic view to identify and avoid scope gaps and overlaps.
- Conduct accurate scope reviews of Trade Partner bid proposals for any trade on various construction projects.
- Assess general conditions needed to properly staff and manage a variety of construction projects.
- Identify project‑specific needs for one‑of‑a‑kind projects in uniquely challenging environments.
- Understand union versus non‑union subcontractor impact on each estimate.
- Provide Trade Partner feedback to bidding subcontractors as information becomes available.
- Foster and maintain relationships within the Trade Partner community.
- Quickly and accurately understand trade requirements with little or no design input.
