ROLE of the POSITION
The Building Automation System Specialist II is a journeyman-level position that, under the general supervision of the department lead (BAS III), repairs, maintains, and operates assigned Building Automation Systems. This role is responsible for maintaining instrumentation and integrating hardware with DDC controls, as well as commissioning, downloading, and verifying DDC programs. All work is focused on meeting customer needs and ensuring systems operate fully and in accordance with specifications.
The Specialist II assists and reports to the Lead (BAS III) regarding required parts and tools and ensures all work is performed safely and in accordance with best practices.
In addition, incumbents are responsible for providing technical assistance to solve building automation controls system problems; creating, modifying, and programming server system graphical representation; oversee the work of contractors performing major repairs on or making changes to the building automation system's equipment network and facility control panel.
The incumbent will oversee campus-wide building automation systems. They may analyze, design, install, program, commission, monitor, troubleshoot, maintain, and optimize controls for mechanical, HVAC&R, plumbing, lighting, energy management, fire/life safety, security, access control, and ancillary equipment to ensure peak efficiency, occupant comfort, and safety.
Key Duties:
* Integrate, test, and resolve issues across direct digital controls, routers, alarms, software, instrumentation, and interconnected systems using specialized tools and industry-standard test equipment.
* Formulate corrective actions for complex failures; wire sensors, relays, controllers, and instruments.
* Administer servers, databases, backups, data conversion, client interfaces, and performance analytics; generate findings reports.
* Ensure compliance with federal/state/local regulations, university policies, codes, and manuals.
* Interpret blueprints, schematics, design plans, submittals, and sequences of operations.
* Recommend facility improvements, energy management strategies, and system integrations to management.
* Configure set points; create/modify programming and oversee installations/replacements.
Provide timely response to diagnose source of customer concerns, analyze system requirements, test components, and recommend corrective action, including on-call and emergency support as required.
Work schedule is initially Monday through Friday, 7:30 am to 4:00 pm. The schedule may be adjusted to work weekends to meet the needs of the BAS/EMS Controls and Facilities Management.
MINIMUM QUALIFICATIONS
Graduation from high school or equivalent education and three years of experience programming building automation systems and commissioning, validating, and calibrating building automation systems assets; OR Associate's degree from an accredited college or university in computer science, management information systems, construction, engineering, occupational safety, or related field and two years of experience as described above; OR one year of experience as a Building Automation System Specialist I in Nevada State service;
OR an equivalent combination of education and experience as described above.
Additional requirements:
* Class 'C' driver's license
* Following certifications must be obtained within 12 months of hire;
* Manufacturer's or Industry accepted training for Building Automation Networking Basics
* Manufacturer's or Industry accepted training of Building Automation Programming
* Manufacturer's or Industry accepted training of Building Automation Operations and Troubleshooting or equivalent (such as Honeywell EBI Training. Alternatives should be approved by supervisor)
* OSHA 10 Hour Certification
PREFERRED QUALIFICATIONS
* Industry standard accredited training in communications protocols (Bacnet, Modbus, Lon, etc.)
* Industry standard accredited training in DDC Controls and integration
* Industry standard accredited training in DDC programming (preferable Honeywell International CPO)
