Land Analyst
Lennar, a leading home builder, is seeking a Land Analyst to support the Vice President of Land Acquisition and Land Transaction Manager with market analysis, financial modeling, and feasibility studies.
Responsibilities- Lead financial analysis for quarterly and annual Division Business Plans, summarizing actual and projected performance.
- Prepare gross revenues, profit margins, cash flow forecasts, break‑even analysis, cost‑basis and cost‑of‑sales analysis, return‑on‑assets, and internal rate of return.
- Assist in financial feasibility analysis for each acquisition opportunity and prepare underwriting proformas.
- Conduct asset sales pricing analysis and formulate financial deal points for disposition opportunities.
- Recommend price/profit participation structures, escalations, and financing terms.
- Maintain a computerized financial proforma model for community planning.
- Collaborate with corporate finance stakeholders to ensure adherence to financial strategies and reporting.
- Maintain market analysis database and perform competitive market studies by visiting sites.
- Support the Green folder process with vestacalcs and relevant reports.
- Formulate budgets, administer vendor contracts, and manage change orders and invoices.
- Bachelor’s Degree in Business, Economics, Real Estate, Finance, or a related discipline.
- 3‑5 years of related experience preferred.
- Basic understanding of real estate and residential land use; local real estate knowledge is highly beneficial.
- Highly proficient in Microsoft Excel, Word, and PowerPoint; working knowledge of mapping applications.
- Strong analytical, logical thinking, and problem‑solving skills.
- Excellent interpersonal, written, and verbal communication skills.
Regular in‑person attendance at company communities, job sites, and offices during regular work hours is essential. The role may require working over eight hours per day in confined construction settings, operating a motor vehicle, reading plans, climbing stairs and ladders, bending, stooping, reaching, lifting or carrying equipment up to 50 pounds, and occasional operation of construction equipment.
Compensation & Benefits- Base salary range: $50,060.82 – $89,565, subject to business factors.
