Our client is a well-established, privately held multifamily development and property management company that operates in multiple US markets. The company has developed more than 25,000 units around the country and expects to add several thousand additional units in the new few years. The company currently manages 5,500 units across 22 properties, with management activities focused on development, lease-up, and stabilization.

The portfolio is predominantly comprised of suburban Class A communities and includes affordable properties. The company prides itself on sustainability and green building practices and has developed more than 30 LEED-certified communities.

Position

The Regional Property Manager is a key member of the company’s property-level operations team, with oversight responsibilities for a portfolio of multifamily communities in multiple cities in the western US, including Southern CA, Las Vegas NV and Portland OR. This individual reports directly to the company’s VP of Property Management and works closely and in a collaborative manner with the firm’s operations team on a variety of property management functions, including tenant relations, leasing, and maintenance.

This individual will directly supervise multiple area and site managers.

The ideal candidate will have a proven track record, be able to provide competent and effective leadership, ensuring the growth and success of the communities, as well as employees, while maximizing the overall operating performance and effectiveness of the portfolio. This individual will be well positioned for professional advancement as the company continues to grow over the next several years.

Responsibilities
  • Accountable for appearance and physical conditions of all properties in the assigned portfolio.
  • Responsible for preparing and presenting capital expenditures and budget projections for assigned portfolio.
  • Responsible for supervising, maintaining and operating assigned portfolio within the constraints of each individual budget.
  • Responsible for maintaining occupancy levels as per goals established by VP of Property Management.
  • Responsible for collections and revenue performance of properties.
  • Responsible for establishing and coordinating all advertising/marketing tools according to company standards.
  • Maintain full and current knowledge of market area and the effect of the market to subject properties.
  • Responsible for ensuring that all services rendered to all residents are of high quality.
  • Responsible for participating in management team meetings and holding on-site team meetings on a regular basis.
  • Tour properties in assigned portfolio on a regular basis and conduct property inspections.
  • Direct supervision of area and site-level personnel within the portfolio. Supervisory responsibilities will be carried out in accordance with the organization’s policies and applicable laws. Responsibilities include interviewing, hiring, and training associates; planning, assigning and directing work; appraising performance; rewarding and disciplining associates; addressing complaints and resolving problems.
  • Ensure on-time completion of compliance paperwork for affordable properties in assigned portfolio prior to resident files being submitted to FPC Compliance Department.
  • Personally, adheres to and holds all team members accountable to Company policies and procedures, state and federal laws, i.e., OSHA, ADA, Fair Housing, etc.
Qualifications
  • Minimum of 10 years of experience in property management, including at least 5 years in a Regional Property Manager or Director role with oversight of at least 1,000 units required.
  • Minimum 3 years recent experience working with new construction class A market-rate lease ups required.
  • Must have strong experience with new construction class A market-rate, conventional, and affordable properties.
  • College degree and Certified Property Manager designation are preferred.
  • Valid driver’s license is required.
  • Proven track record of success in leading effective teams, increasing occupancy, maintaining strong retention percentages, increasing revenue growth, and mastering delinquency.
  • Clear understanding of the budgeting process and effective financial management and analysis.
  • Knowledge of Yardi, Excel, and similar computer applications and systems is a must.
  • Strong asset/portfolio management and operational experience.
  • Exceptional leadership, management, and coaching capabilities.
  • The position will require regular travel to communities within the portfolio. Travel is anticipated to be required up to 40% of the time.
