About the Role
The Senior Building Mechanic, Electrical / HVAC Controls position shares responsibility for the safety, reliability, and operational performance of all electrical and building systems throughout the facility. This position focuses primarily on the maintenance, troubleshooting, repair, and operation of commercial electrical infrastructure, lighting systems, HVAC electrical components, heat pump controls, and associated building systems across a 5-million-square-foot campus consisting of four buildings.
This role is responsible for maintaining safe and reliable operation of electrical systems including 120V, 208V, 277V, and 480V equipment, interior and exterior lighting systems, HVAC electrical controls, and building automation interfaces. The position supports preventative maintenance initiatives, operational uptime, energy efficiency efforts, and event readiness while ensuring a safe and comfortable environment for team members, tenants, exhibitors, and visitors.
The ideal candidate possesses strong electrical troubleshooting skills, the ability to interpret wiring schematics and control diagrams, and experience working with commercial HVAC electrical systems including heat pumps, motors, drives, relays, contractors, and lighting control systems.
What You'll Do
Key responsibilities include:
* Install, maintain, troubleshoot, and repair commercial electrical systems and building infrastructure equipment throughout the facility.
* Troubleshoot and repair single phase and 3-phase electrical systems operating at 120V, 208V, 277V, and 480V in accordance with applicable safety standards and company procedures.
* Maintain, repair, and replace interior and exterior lighting systems including parking lot lighting, pole lighting, garage lighting, site lighting, emergency lighting, exit lighting, and building façade lighting.
* Diagnose and repair lighting control systems including photocells, contractors, relays, timers, occupancy sensors, and lighting panels.
* Perform electrical troubleshooting and repairs associated with commercial HVAC equipment including heat pumps, air handlers, split systems, package units, motors, compressors, and associated control systems.
* Read, interpret, and troubleshoot electrical wiring diagrams, ladder diagrams, control schematics, and HVAC sequence of operations documentation.
* Troubleshoot low-voltage and line-voltage electrical control circuits associated with HVAC systems, heat pumps, and building automation systems (BAS).
* Install, replace, and repair electrical components including breakers, disconnects, switches, relays, transformers, contractors, motors, ballast, drivers, sensors, and control devices.
* Perform preventive and corrective maintenance on electrical infrastructure and HVAC electrical systems in accordance with maintenance schedules and manufacturer recommendations.
* Work with electrical contractors on conducting testing of facilities electrical systems such as switch gear maintenance, thermal heat scans, and arc flash hazard assessments.
* Monitor operation and performance of electrical and HVAC systems using testing equipment, BAS trends, meters, and diagnostic tools.
* Utilize electrical testing equipment including multimeters, amp probes, megohm meters, and circuit tracers to identify deficiencies and implement corrective actions.
* Assist with troubleshooting and maintenance of motors, variable frequency drives (VFDs), starters, motor control centers (MCC) and associated control systems.
* Safely work on rooftop equipment, elevated lighting systems, and other building infrastructure requiring ladder work, lift operation, and working at heights.
* Operate lifts, ladders, scaffolding, and other equipment required to safely access elevated work areas and rooftop mechanical systems.
* Maintain accurate maintenance records, work orders, inspection reports, and equipment documentation.
* Support asset improvement projects, electrical upgrades, lighting retrofits, HVAC replacements, and capital improvement initiatives.
* Assist with event support operations and ensure facility readiness during markets, conventions, and special events.
* Ensure compliance with OSHA regulations, National Electrical Code (NEC) standards, lockout/tagout procedures, and all company safety policies.
* Maintain a clean, organized, and safe work environment within electrical rooms, maintenance shops, rooftops, and mechanical spaces.
