Reports To Position SummaryThe Controller is a senior financial leadership role responsible for overseeing all accounting, financial reporting, tax strategy, and financing support for a multi-entity real estate organization engaged in development, construction, ownership, and property management.
This role will manage the accounting team and serve as the principal day-to-day financial leader, working directly under the Chief Financial Officer. The position is designed to transition to Chief Financial Officer upon the planned step-down of the current CFO, subject to performance and business needs.
Key Responsibilities Financial Leadership & Strategy- Serve as the senior financial leader responsible for three operating entities and affiliated projects.
- Partner with the CFO and ownership on financial strategy, capital structure, and long-term planning.
- Support financing activities including construction loans, permanent debt, refinances, and lender reporting.
- Oversee all accounting functions across development, construction, real estate ownership, and property management.
- Ensure accurate, timely monthly, quarterly, and annual financial statements in accordance with GAAP.
- Manage multi-entity consolidations, intercompany transactions, and eliminations.
- Maintain strong internal controls, policies, and procedures.
- Coordinate preparation and filing of federal, state, and local tax returns.
- Manage property tax compliance, appeals, and assessments.
- Work with external CPAs and tax advisors to optimize tax outcomes.
- Prepare and manage lender reporting packages, covenant compliance, and draw requests.
- Support negotiations of loan terms, guarantees, and financial covenants.
- Act as primary accounting and reporting contact for lenders, investors, and auditors.
- Lead, mentor, and manage the accounting team.
- Establish clear expectations, workflows, and performance standards.
- Improve systems, processes, and technology to scale the organization efficiently.
- Coordinate with property management, development, and construction teams to ensure financial accuracy and accountability.
- Manage annual financial reviews, audits, and agreed-upon procedures.
- Ensure compliance with loan agreements, operating agreements, and regulatory requirements.
- Maintain documentation and support for all financial reporting.
- Bachelor’s degree in Accounting, Finance, or related field.
- 5+ years of progressive accounting and finance experience.
- Strong knowledge of GAAP and multi-entity structures.
- Proven experience managing accounting teams.
- Experience working directly with lenders, CPAs, and external advisors.
- CPA or CMA designation.
- Significant experience in real estate development, construction accounting, and property management.
- Experience with construction lending and complex financing structures.
- Prior experience transitioning into, or serving in, a CFO-level role.
- Advanced Excel and financial modeling skills.
- Experience implementing or improving accounting systems.
- High integrity, sound judgment, and discretion.
- Strategic thinker with strong operational execution.
- Comfortable operating in a hands-on environment while building scalable systems.
- Strong communication skills with owners, lenders, partners, and internal teams.
This position is intended to transition to Chief Financial Officer upon the planned step-down of the current CFO, subject to performance and business needs. The Controller will work closely with the CFO to ensure a seamless leadership transition.
