This is a union position with an hourly rate of $41.84. This position includes paid sick leave where required by law. Eligibility, accrual, and usage will follow applicable state and local regulations.

Overview

Maintains, inspects, adjusts, and repairs all buildings’ windows, doors, roofs, floors, foundations, ceilings, partitions (interior and exterior), wall systems, finishes (interior and exterior) and associated components at Babson College; adjusts those building components as necessary for optimal performance to maintain compliance with operating guidelines, state/local building codes and other government regulations by performing the following essential duties.

Responsibilities
  • Adjusts and inspects all buildings’ windows, doors, roofs, floors, foundations, ceilings, partitions (interior and exterior), wall systems and finishes (interior and exterior), to detect hazards, malfunctions, the need for adjustment, and/or replacement of such items as metal/wood doors, fixed/operable windows, hardware (door, window, electro-mechanical), paneling (wood, cloth, vinyl, ceramic), floor coverings, wall-board (gypsum, cementitious), cabinetry, as well as other similar or related building components;

    monitors the building conditions through a schedule review program and makes the necessary corrections and adjustments to meet the buildings’ programmatic requirements.
  • Maintains, cleans, and lubricates all buildings’ windows, doors, roofs, floors, foundations, ceilings, partitions (interior and exterior), wall systems and finishes (interior and exterior), such as metal/wood doors, fixed/operable windows, hardware (door, window, electro-mechanical), paneling (wood, cloth, vinyl, ceramic), floor coverings, wall-board (gypsum, cementitious), cabinetry, fascia, gutters, flashing, shutters, porches, trusses, beams, ceiling tiles, suspended ceilings, as well as other similar or related building components.
  • Repairs or replaces all faulty buildings’ windows, doors, roofs, floors, foundations, ceilings, partitions (interior and exterior), wall systems and finishes (interior and exterior), such as metal/wood doors, fixed/operable windows, hardware (door, window, electro-mechanical), paneling (wood, cloth, vinyl, ceramic), floor coverings, wall-board (gypsum, cementitious), cabinetry, fascia, gutters, flashing, shutters, porches, trusses, beams, ceiling tiles, suspended ceilings, as well as other similar or related building components;

    corrects deficiencies in building components to restore the original condition.
  • Documents all repairs, maintenance and comments on assigned service order slips; records routine building service statistics, building maintenance schedules, maintenance work performed and other pertinent information in applicable building records and databases.
  • Works with other in-house technicians and contractors to keep the building functioning within original design operating parameters.
  • Responds to and corrects deficiencies on assigned service order work slips, executing new or modified installations to minimize waste of materials, to provide access for future maintenance and to avoid unsightly, hazardous and unreliable repairs, while meeting manufacturers’ installation specifications and local codes/requirements.
  • Provides assistance to other department trades group members as needed in the completion of work tasks; provides appropriate support in major events such as commencement and opening of school; participates in snow removal activities as needed to maintain campus operations.
