Residential Maintenance Technician

Invitation Homes is seeking a Residential Maintenance Technician to support quality, well-maintained single-family rental homes. In this role, you will perform routine, preventive, and emergency maintenance, including plumbing, electrical, HVAC, carpentry, and appliance repairs. You'll complete work orders, conduct home inspections, and ensure resident issues are resolved quickly and professionally. The position requires strong troubleshooting skills, safe work practices, accurate documentation, and effective communication with residents, vendors, and team members to uphold our high standards of service and community appearance.

Responsibilities

• Perform routine and emergency maintenance in single-family rental homes
• Diagnose and repair basic plumbing, electrical, HVAC, carpentry, and appliance issues
• Complete and document work orders using maintenance or property management software
• Conduct move-in, move-out, and periodic home condition inspections
• Ensure homes and common areas meet safety, quality, and appearance standards
• Communicate professionally with residents regarding maintenance needs and timelines
• Coordinate with vendors and contractors as needed for specialized repairs
• Follow safety protocols, lockout/tagout, and proper use of tools and equipment
• Maintain an organized vehicle, tools, parts, and inventory
• Participate in on-call rotations for after-hours or emergency maintenance requests
