JOB SUMMARY:
The Loan Originator is responsible for originating residential mortgage loans to a client base of consumers through outside sales including self-sourcing, realtors, builders and past clients. Spends majority of time outside of the office generating production (sales) through a self-selected schedule.
Mortgage Loan Originator ESSENTIAL FUNCTIONS (RESPONSIBILITIES):- Exercises independent judgment and discretion to determine scheduled work hours for this position. Spends majority of time outside of the office generating production (sales) through determining a self-selected work schedule.
- Generates production sales from outside customers that may not be taking advantage of mortgage products via in person meetings outside of the office as well as outbound phone calls and email outside of the office.
- Generates measurable production sales of 6 to 8 loans per quarter or $1.8 million per quarter.
- Establishes and maintains relationships through self-sourcing with realtors, builders and the general public to develop and retain existing business.
- Determines the marketing strategy approach with the appropriate products using a variety of platforms and collateral materials.
- Collects and analyzes information regarding the customer's income, assets, and debt to adhere to regulatory, underwriting guidelines and determines which product/program is applicable.
- Originates the mortgage loans, including pricing and locking pre-approved loan transactions. Discloses Loan Estimates and other necessary documents within the required time frames.
- Follows up on leads, loan applications, missing items, and conditions. Ensures items are submitted prior to the service-level agreement deadlines.
- Performs oversight throughout the entire loan process and communicates loan status to all interested parties as well as answers questions and advises the parties through the entire process including from prequalifying to closing.
- Discloses terms of the loan to the applicant to meet Federal and State regulatory guidelines and prepares applications and required disclosures to submit the file to Processing.
- Exercises awareness with regard to possible suspicious activity, money laundering or fraudulent behavior and reports any such incidents to the BSA department. Performs all job functions in compliance with all company policies and federal, state, and local laws and regulations as applicable to the position, including, but not limited to BSA/AML, OFAC and GLBA/privacy rules.
- Performs related responsibilities as required or assigned.
REQUIRED QUALIFICATIONS:
- Knowledge/Skills/Abilities
- Thorough knowledge of regulatory guidelines, as well as agency guidelines: FNMA, FHA, VA and USDA.
- Thorough knowledge of Desktop Underwriter.
- Well-developed sales skills.
- Must be highly organized.
- Strong communication skills.
- Exceptional customer service skills.
- Proficient in MS Office applications.
- Ability to be active in the community and job-related organizations.
- Ability to creatively market multiple products through different forms of media.
- Ability to obtain appropriate State and Federal licenses, when required.

Experience:
- High School Diploma or equivalent.
- NMLS registration is required.
- 2-4 years of mortgage experience.
