OverviewThe Maintenance Technician assists the Maintenance Supervisor in maintaining the physical integrity of the property, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The Technician carries out assigned duties safely and assumes all maintenance responsibilities in the absence of the Supervisor.
Responsibilities- Conduct all work in accordance with company policies, procedures, and all state and federal regulations (Lead Based Paint, ADA, Fair Housing, HAZCOM, OSHA).
- Stay knowledgeable of all pertinent laws, EPA, and OSHA regulations.
- Maintain awareness of the property condition at all times and take immediate action to correct any unsafe condition.
- Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Supervisor and Property Manager; inspect and maintain all tools in excellent condition.
- Be aware of all utility meter cut-offs, apartment/fixture cut-offs, and sewer clean-outs.
- Perform work area cleanup and safety related duties; keep storage areas locked when not in use.
- Diagnose and perform minor or routine maintenance or repair, including electrical, plumbing, A/C, heating systems, appliances, irrigation systems, fences, flooring, roofing, lights, fireplaces, gas fixtures, doors, windows, cabinet locks, security systems, leaks, walls, pool areas, and hot tub/spa.
- Inspect and coordinate all needed make‑ready repairs and services; assist make‑ready staff to meet deadlines.
- Report all major repairs and requisitions to the Supervisor prior to any expenditure of funds.
- Change locks, rekey locks, and make keys.
- Remove and transfer heavy appliances or equipment between storage and apartments as needed; assist in moving abandoned furniture or appliances to a dumpster when necessary.
- Carry out any other requests made by the Supervisor, Property Manager, Service Director, Regional Manager, or other company official.
- High school diploma or GED equivalent required.
- 2+ years of experience in maintenance property management.
- EPA Universal Certification required; CPO Certification preferred.
- Ability to earn future designations as required by industry standards, EPA regulations, OSHA requirements, etc.
- Solid knowledge of carpentry, electrical, plumbing, and related systems.
- Strong verbal and written communication skills.
- Ability to work in a fast‑paced environment, multi‑task, and meet deadlines.
- Team oriented, problem solver, professional appearance and manner at all times.
- May be required to work extended periods without relief during priority/emergency situations.
- Stooping, standing, climbing (ladders and stairs) as needed.
- Ability to lift and carry up to 50 lbs. for distances of up to 30 feet.
- Valid driver’s license.
