MaintenanceTechnician
The Maintenance Technician assists the Maintenance Manager in maintaining the physical integrity of the community. This involves ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will carry out assigned duties safely, provide exceptional customer service, and perform other duties as requested by the Maintenance Manager and Community Manager.
Responsibilities- Must be knowledgeable of pertinent laws and applicable regulations including EPA and OSHA regulations governing proper storage and management of hazardous materials, solvents, flammables, caustics, and refrigerant.
- Must be aware of the condition throughout the property and immediately initiate action to correct unsafe conditions (e.g., broken gates leading to the pool, broken steps, open holes, and broken/burned out exterior lights).
- Must be aware of all utility meter cut‑offs, fixture cut‑offs, and sewer clean‑outs.
- Perform basic and advanced HVAC repairs to residential heating and cooling systems: completing preventive maintenance checks, troubleshooting, repairing/replacing faulty parts, pulling vacuums, charging units, and replacing entire systems.
- Perform basic electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, and light plumbing work (clearing stoppages, replacing fittings).
- Perform carpentry work (fitting doors, freeing windows, replacing/building shelves, sanding and refinishing floors, painting).
- Painting:
Knowledge of taping, texturing, caulking, interior painting, and minor drywall repairs. - Flooring:
Responsible for prep, stripping, waxing, and cleaning; skilled in machine use (buffer, shop vacuum, sander) and chemical mixing. - Replace broken glass, tile, screens, garbage disposals, fixtures, appliances, draperies, and locks.
- Assist in custodial and grounds work: sweeping, mopping, vacuuming, emptying trash, cleaning windows in common areas.
- Respond to work orders and resident concerns in a timely and professional manner.
- Assist make‑ready staff as required and directed by the Supervisor to meet deadlines.
- Complete accurate records regarding preventive maintenance and work orders.
- Report any maintenance or resident‑related concerns to manager and/or supervisor promptly.
- Periodically inspect all units, buildings, and common areas; perform repairs and janitorial assistance as needed. Ensure storage areas and entrances are locked and adequately lit.
- Attend and participate in training seminars as requested; operate within OSHA standards and company safety policies.
- Ensure effective, timely, and professional interactions with residents, contractors, and property management team regarding all maintenance services.
- Maintain inventory of spare parts and supplies; inform Maintenance Supervisor or Community Manager of shortages.
