Overview

The Senior Construction Project Manager supports Otterbein Senior Life Construction Projects and reports to the Vice President of Properties and Construction. This role begins by overseeing certain projects independently and grows into leading larger projects at scale, including Master Planning, Concept Design, Schematic Design, Design Development, Construction Administration, Quality Control, and Project Closeout.
The position involves new construction and major renovations, procurement of Architectural and Engineering services, Construction Management firms, contractors, and consultants; managing construction progress, cost, schedule, and reporting; some travel to project worksites and regional team meetings in Ohio and Indiana may be required.
- The Senior Construction Project Manager is responsible for daily coordination and oversight of multiple construction projects and renovations.
- Manage the bid, negotiation and contract award; perform interviews, scope reviews, and evaluate qualifications.
- Develop budgeting and cost estimating; perform takeoffs and engage general contractors for cost and scheduling input.
- Develop master schedules.
- Develop requests for proposals (RFP).
- Develop knowledge of local building codes, zoning ordinances, rules, regulations, and jurisdictional requirements.
- Prepare zoning and building permit submissions and procurement.
- Coordinate with utility providers (gas, water, electric, sanitary sewer, storm water).
- Review design documents for accuracy, constructability, and value engineering.
- Manage change orders, cost control, scope accuracy, and schedule delays.
- Review RFIs and submittals for cost or schedule impacts.
- Create, manage, and monitor adherence to safety and quality control programs.
- Coordinate campus communications, system shutdowns, and traffic control.
- Risk management, certificates of insurance, builder’s risk policies.
- Coordinate Otterbein’s vendors or other contractors for installation of equipment, infrastructure, security, access control, nurse call, CCTV, and telecommunications.
- Evaluate drawings, payment applications, and process project invoices; collect lien releases, conditional and unconditional waivers, and documentation related to payments.
- Prepare certificates of substantial completion and secure certificates of occupancy.
- Develop punch lists.
- Manage close‑out process, training, equipment startup, and systems operations.
- Keep executive leadership and the entire project team informed at all times regarding progress, potential problems, risks, and project costs.
- Bachelor’s degree in engineering, construction management, or related field.
- Minimum 5–10 years of related experience.
- Working knowledge of construction techniques and building materials; ability to read construction drawings and specifications.
- Strong communication, interpersonal, and leadership skills.
- Creative problem solving.
- Detail‑oriented and process‑focused; commitment to continual process improvement.
- Proficient in Microsoft Office and Microsoft Project scheduling software.
- Strong written and oral communication skills.
- Build and maintain strong relationships with contractors, architects, engineers, and consultants.
- Willing to travel to project worksites.
