Maintenance Worker, Building Maintenance, Maintenance Technician ​/ Mechanic

Employees in this class are under general supervision. Work performed in a variety of skilled housing maintenance tasks, including:

• basic plumbing
• basic electrical
• basic HVAC repair
• performs a variety of semi-skilled preventive maintenance duties such as cleaning coils, changing filters, greasing motors, etc.
• performs interior and exterior painting duties
• unit turnaround duties as required
• performs other related duties as assigned

• Ability to read and interpret blueprints, wiring diagrams, and schematics.
• Ability to give and interpret oral and written directions.
• Ability to work well with others.
• Ability to operate all maintenance department-related equipment.
• Ability to inspect apartments and create and complete work as necessary.
• Ability to complete operational forms and work records (work orders)
• Ability to perform all duties in compliance with all applicable safety codes.
• Ability to work with computers.
• Ability to work with little or no supervision.
• Ability to communicate with peers, customers, and housing staff.
• Ability to communicate problems and build system-related issues to the supervisor.
• Ability to make repairs to various HVAC equipment, ie, VRF.
• Ability to work various shifts, including weekends and after business hours, is required.
• Ability to stand for long periods of time; frequent bending, kneeling, twisting, lifting, etc.
• Ability to perform light to heavy manual labor.

• Part-time and/or professional experience in building/facilities maintenance, HVAC/HVACR repair, mechanical maintenance, and/or other closely relevant experience required (such as carpentry, painting, plumbing, and masonry). In lieu of experience, those with relevant degrees, certifications, and/or apprenticeship experience may be considered.
• Able to work various shifts, including weekends and after business hours, is required.
• A valid Driver’s License is required.
• Ability to stand for long periods of time; frequent bending, kneeling, twisting, lifting, etc.
• Ability to perform light to heavy manual labor
