Azimuth Renewables is seeking a Data Center Developer to help expand and advance our portfolio of data center development assets. This role will be responsible for identifying, structuring, permitting, and advancing data center projects from early-stage site origination through financial close.

The ideal candidate will bring a strong combination of real estate development experience, commercial judgment, utility and infrastructure knowledge, written and verbal communication skills, and the ability to manage complex projects with multiple internal and external stakeholders. This position is well suited for a self-motivated developer who is comfortable operating in an entrepreneurial environment and representing projects with landowners, utilities, consultants, local officials, and community stakeholders.

This position is based in Azimuth’s St. Louis, Missouri office and reports to the Vice President of Operations. Candidates within commutable distance of St. Louis are preferred; however, remote candidates may also be considered. This position is expected to travel approximately 25% of the time.

Key Responsibilities:

The Data Center Developer will be responsible for advancing data center development projects across target markets, with duties including:

Site Origination and Real Estate Development
  • Identify and evaluate prospective data center sites based on power availability, gas availability, fiber, water, transportation access, zoning, environmental constraints, land control, and overall commercial viability.
  • Negotiate purchase option agreements, easements, and related land control documents with landowners.
  • Manage ongoing landowner relationships and coordinate support for easements, zoning approvals, title cure, survey work, access rights, and other development needs.
  • Coordinate with legal counsel, title companies, surveyors, engineers, and consultants to resolve real estate, title, access, and entitlement issues.
  • Support due diligence efforts for new site acquisitions and portfolio expansion opportunities.
Entitlement, Permitting, and Community Engagement
  • Lead or support local zoning, entitlement, and permitting processes for data center development projects.
  • Coordinate preparation of permit applications, zoning materials, site plans, public hearing materials, and related project documentation.
  • Represent projects at community meetings, planning and zoning hearings, county commission meetings, and other public forums.
  • Develop and maintain relationships with local officials, economic development organizations, utilities, landowners, and community stakeholders.
  • Help identify and address community concerns related to noise, water, traffic, visual impacts, construction activity, environmental impacts, and long‑term project operations.
Utility, Infrastructure, and Power Strategy
  • Evaluate and secure electrical, natural gas, water, wastewater, fiber, and other utility services required for data center projects.
  • Coordinate with electric utilities, gas utilities, and transmission providers to assess infrastructure capacity, service timelines, upgrade requirements, and costs.
  • Support power supply, interconnection, and infrastructure strategies, including potential integration of generation.
  • Maintain awareness of utility, transmission, regulatory, and infrastructure developments that may affect data center siting and development opportunities.
Project Management and Commercial Execution
  • Manage internal and external resources, including engineering, legal, finance, environmental, permitting, utility, and real estate consultants.
  • Develop and maintain project schedules, budgets, and diligence trackers.
  • Manage projects through key milestones, including site control, diligence, entitlement, utility service, commercial structuring, financial close, and start of construction.
  • Coordinate with senior leadership to evaluate project economics, development risk, capital needs, and commercial strategy.
  • Support business development efforts with potential customers, capital partners, utilities, landowners, and strategic partners.
  • Maintain a strong understanding of the competitive landscape, including data center demand, site selection trends, utility constraints, regulatory developments, environmental requirements, and regional market dynamics.
Qualifications:

Required Qualifications
  • Bachelor’s degree in engineering, business, economics, real estate, finance, planning, or a related field.
  • Minimum of 3 years of experience in industrial development or a related field.
  • Demonstrated ability to manage complex development projects involving land, utilities, permitting, consultants, and external stakeholders.
  • Strong written and verbal communication skills, including the ability to prepare clear project materials and communicate effectively with landowners, local officials, community members, utilities, and senior leadership.
  • Experience negotiating with landowners, consultants, utilities, or other commercial counter parties.
