Monday-Friday, 8:00 a.m. – 4:30 p.m. Hours may be required to flex based on needs to support move‑ins, resident transitions, and other operational responsibilities. Occasional on‑call responsibilities.
Job SummaryThe Resident Move‑In Experience Technician helps ensure that new residents experience a positive transition into their new home at John Knox Village. The role prioritizes support for residents during the first several weeks after move‑in, providing assistance with minor maintenance adjustments, move‑in setup needs, and early service requests. The technician will also maintain vacant residences in move‑in ready condition following turnover from the Renovations Department and perform general maintenance duties campus wide.
Tasks may include plumbing, electrical, mechanical, painting, and carpentry work. The position requires completion of required training and support of the Village’s mission, values, and service/hospitality (PRIDE) expectations.
- Assist residents during their move‑in process, including tasks such as hanging pictures, installing curtain rods, adjusting shelves, positioning televisions, and repositioning light furniture.
- Answer residents’ questions about thermostats, appliances and other home features.
- Perform proactive follow‑up visits with newly moved‑in residents to identify and correct minor issues.
- Install or adjust fixtures such as ceiling fans, lights, pictures, televisions, and other general maintenance requests as appropriate.
- Execute general maintenance duties such as plumbing, electrical, mechanical, painting, and carpentry repairs as assigned.
- Troubleshoot, repair, and maintain machinery, equipment, physical structures, plumbing systems, and electrical systems using hand tools and power tools.
- Complete general renovation duties and responsibilities.
- Perform minor adjustments and repairs, including replacing light bulbs and fixtures, adjusting cabinet hardware, aligning doors and windows, installing minor hardware, and replacing switches, outlet covers, and small electrical components.
- Clear clogged drains and repair or replace plumbing fixtures; knowledge of drain‑cleaning equipment is preferred.
- Repair and adjust windows, glass, locks, hinges, and door hardware.
- Conduct regular inspections of vacant apartments, villas, cottages, and residential units to ensure move‑in readiness after turnover.
- Perform detailed pre‑move‑in inspections to verify proper operation of plumbing fixtures, lighting, HVAC systems, appliances, doors, hardware, life‑safety devices, and other components, documenting and communicating any deficiencies.
- Remove or recycle trash as needed.
- Participate in environmental training and respirator usage when necessary.
- Assist other maintenance technicians with building repairs and projects as needed.
- Shovel snow, haul trash, use ladders, and perform other maintenance duties as required.
- Adhere to all safety regulations and requirements.
- Maintain professionalism and handle stress in interactions with residents, coworkers, and supervisors.
- Maintain acceptable standards of workplace conduct.
The responsibilities described above represent the primary responsibilities of the job. Other responsibilities may be assigned by the supervisor as warranted by business needs. The incumbent is expected to perform all assigned responsibilities.
Education- This position requires the level of education typically acquired by a course of study leading to a high school diploma or GED and a minimum of two years trade school.
- Must have a valid driver’s license and proof of auto insurance.
- Must have or be able to obtain a Missouri Class E driver’s license or equivalent within 30 days of hire if the position assignment requires use of JKV vehicles.
- Minimum 2 years of general maintenance experience.
- Previous experience with apartment turnover, residential maintenance or customer‑facing service roles preferred.
- Ability to read and interpret documents such as safety rules, operating instructions, handbooks and procedure manuals.
