Commercial Preconstruction Estimator

Description

We are intentionally growing our preconstruction team and looking to add another experienced Estimator who wants real influence early in the project lifecycle. This is not a backfill or a rushed hire—we’re adding capacity ahead of growth to protect quality, relationships, and excellence in execution. If you enjoy shaping projects before a shovel hits the ground and partnering closely with clients, designers, and trade partners, this role was built for you.

In this role, you’ll report directly to the Director of Preconstruction and have influence on all aspects of the preconstruction process. You will guide the strategic direction of each project during its earliest stages with responsibilities such as:

• Building and maintaining long‑term relationships with subcontractors and key industry partners.
• Staying current on market trends, material pricing, and construction cost fluctuations.
• Preparing conceptual and budgetary estimates as well as detailed final bid proposals.
• Mentoring and supporting junior estimators.
• Raising standards and consistency across preconstruction.
• Ensuring all budget quotes and proposals are complete, accurate, and professionally presented.
• Partnering with clients and subcontractors to develop project estimates.
• Collaborating with the internal estimating team on project details and best practices.
• Reviewing bid documents and ensuring full compliance in all prepared estimates.
• Producing accurate quantity takeoffs and evaluating subcontractor bids/proposals.
• Reviewing engineering and design specifications to identify cost‑saving alternatives (Value Engineering).
• Supporting the full preconstruction cycle from early conceptual analysis through final pricing.
• Serving as a trusted resource to both internal teams and external partners by providing expertise in preconstruction, costing, sequencing, and market analysis.

• A bachelor’s degree in construction management, engineering, or related field (preferred).
• Typically 5+ years of estimating or preconstruction experience (flexible for the right candidate).
• Proven ability to mentor, train, and support less‑experienced team members in estimating processes, tools, and best practices.
• Leadership mindset and confidence to represent SIRQ professionally with clients, design partners, and subcontractors.
• Experience across commercial, municipal, higher education, hospitality, and especially multifamily markets.
• Strong ability to read architectural and engineering drawings.
• Analytical, detail‑oriented mindset with exceptional accuracy.
• Working knowledge of contracts and construction documents.
• Excellent communication and interpersonal skills.
• Technical proficiency in On‑Screen Takeoff, RSMeans, Smart Bid, and MS Office Suite.
