Spec & Procurement Manager

Bonfire is a vertically integrated real estate development and construction collective focused on high-quality, design-forward residential projects. Our model depends on disciplined execution, strong specification control, and predictable cost and schedule outcomes.

We are building a lean, internal-first Wholesale & Furnishings function to protect margin, stabilize specifications, and support our turnkey delivery model.

This role is not a general procurement or supply chain position.

We are only interested in candidates with direct experience in construction, real estate development, or design-driven residential projects
, specifically in categories like:

• Countertops & stone
• Finish materials

If you have not worked directly with construction budgets, trade vendors, or specification-driven procurement
, this role will not be a fit.

We are seeking a Spec & Procurement Manager to own market intelligence, vendor relationships, and procurement execution for key construction and development categories. This is a strategic operator role
, not a buying or sales position.

You will sit at the intersection of Design, Construction, and Development
, ensuring that approved specifications are executed accurately, competitively, and consistently.

• Maintain deep knowledge of materials, finishes, lighting, and related product categories
• Source and vet vendors and manufacturers aligned with Bonfire’s design and quality standards
• Negotiate pricing, terms, and availability while protecting specification integrity
• Track market trends, price volatility, and product lifecycle risk
• Proactively flag cost, schedule, or availability risks
• Propose value-engineering options without eroding design intent or sales value
• Execute purchase orders and procurement workflows through ERP systems (Sage Intacct)
• Coordinate closely with Design and Construction teams to ensure alignment

• You will not issue final specifications
• You will not override design intent
• You will not hold inventory or purchase speculatively
• You will not sell to external retail customers

• 7–12 years experience in procurement, specification, or product management within:
• Construction
• Development
• Design-driven residential or hospitality
• Strong understanding of construction budgets and job costing
• Ability to push back constructively on design, vendors, and internal teams
• High attention to detail with a bias toward systems and process
• Comfortable operating in a lean, high-accountability environment
