Overview
Position:
Service Technician.
Reports to:
Community Manager. Direct Reports:
None. The Service Technician assists with overseeing physical assets, diagnosing problems, performing repairs, and supporting apartment make-readies. This role supports preventive maintenance and construction or rehabilitation projects for the property and represents the company in a professional manner.
- Use industry-specific technology to ensure repairs and replacements are completed timely to restore units to move-in ready condition within company standards.
- Complete maintenance requests, replacements, and upkeep (including exterior grounds and common areas), troubleshoot HVAC, and assist with make-readies.
- Identify and correct hazardous conditions, report hazards to the Community Manager and Service Manager.
- Ensure preventive maintenance programs are followed and documented per BH guidelines.
- Maintain the security and upkeep of all property-issued tools.
- Post notices to vacate and other community communications, if applicable.
- Share on-call responsibilities, including inclement weather, with the maintenance team; respond to resident requests per company standards.
- Perform other duties as assigned.
- Understand and comply with Occupational Safety & Health Administration (OSHA) and other safety requirements; knowledge of federal, state, local codes and internal policies relevant to maintenance.
- Six months to one year of general maintenance and safety experience.
- Basic computer skills required to perform job functions.
- Regularly performs manual, task-oriented work under direct supervision.
- High School diploma or GED is a plus.
- Working knowledge of HVAC.
- Must provide own industry-specific hand tools.
The following describe the physical requirements necessary to perform essential job functions:
- Lifting up to 50 pounds.
- Full range of motion with upper and lower body; continual movement including standing, walking, bending, stooping, crawling, and climbing stairs.
- Frequent grasping and manipulation with both hands; push/pull items and reach overhead.
- Operate a motor vehicle on-site, if applicable.
- Exposure to all weather conditions.
