Summary
As a member of the Multi‑Family Division in Dallas, the Superintendent manages all project planning and proactively monitors and verifies project execution, including safety, schedule, cost, and quality. The Superintendent is also responsible for identifying and resolving conflict and assuring efficient internal and external communication.
Duties and Responsibilities- Superintendents are responsible for overseeing the construction job/site from the first day we are on‑site to the last day we are on‑site (Start to Finish).
- Management:
Proactively manage the job site by maintaining a detailed record of all labor, materials, and equipment and managing the deliveries and schedules to avoid delays. - Communication and customer service – Consistent and clear communication with crew leaders, other subcontractors, vendors, and customers. Professionally represent Kent Companies internally and externally through all forms of communication.
- Safety – As the job site leader, the Superintendent is responsible for identifying unsafe working environments and works internally and externally to resolve them.
- Planning – Study drawings before starting a project, and as they are updated, identify errors on drawings and initiate the RFI (Request for Information) process to keep all projects running smoothly.
- Budget – Demonstrate knowledge of a job sequence and how to push a job forward safely and productively while focusing on staying under budget.
- Quality control – Understand the quality expectation and ensure the quality of the final product meets or exceeds client satisfaction.
- Schedule – Work with the General Superintendent and the Project Manager to build and maintain a schedule, including updates, changes, and look‑ahead. This includes timely communication internally and externally on all problems and changes.
- Monitor productivity, efficiency, and profitability for all current projects, including the correct allocation of resources.
- Work with the Project Manager to develop a construction plan, including schedule, equipment, and buy‑out.
- Work with the Project Manager to maintain as‑built drawings, incorporating all RFIs, supplemental drawings, and miscellaneous updates.
- Work with the Project Manager to ensure all required materials, equipment, and inspections support the project schedule.
- Oversee total job site construction effort to ensure the project is constructed following design, budget, and schedule.
- Locate materials, formwork, equipment, and tools onsite and offsite and direct others to utilize such items to meet established production and quality goals.
- Properly lay out all work to be performed based on drawings and given survey points.
- Responsible for all project safety, including fall protection, barricades, and other safety systems.
- Perform detailed, concise, and professional daily reports using the Construction & Maintenance Logbook (Green Books).
- Submit a 2‑week schedule look‑ahead to General Superintendent every week.
- Main liaison with clients' on‑site field supervision.
- Supervise various subcontractors, foremen, and craftsmen to ensure projects are properly executed.
- Leadership – As the leader of the job and site, a Superintendent sets the tone by being on time daily. Great leaders typically lead from both the front and the rear, meaning they are the first ones in and the last ones to leave. Attitude reflects leadership.
- Act as a resource by mentoring, training, and developing personnel in all aspects of their careers.
- Train and manage others to properly maintain all equipment, form boards, and tools so that they are in a safe and reliable working condition.
- Responsible for managing field crews in leadership and utilizing the time‑clock tool (Exak Time).
