Job Description
The Estimator II position at Parkway is an advanced role within the Estimating and Preconstruction Services team, building on the foundational skills developed in the Estimator I position. Estimators in this role are crucial in supporting the overall objectives of various business units by providing estimating services for larger and more complex projects. This position is ideal for self‑motivated individuals who are technically competent in multiple disciplines and demonstrate strong organizational and communication skills.
Duties & Responsibilities- Manage the preparation of detailed cost estimates for larger and more complex construction projects.
- Oversee multiple bids simultaneously, ensuring each bid is accurate, timely, and compliant with project requirements.
- Collaborate with project managers, engineers, and architects to gather comprehensive project details and specifications.
- Review and analyze project plans, specifications, and other documentation to prepare precise cost estimates.
- Identify inconsistencies in the plans and specifications and draft RFIs for clarification.
- Source, identify, and contact new subcontractors to bid on projects, as well as follow up with existing subcontractors on bid inquiries and specifications.
- Communicate answers to RFIs related to project plans and specifications to relevant parties to facilitate accurate subcontractor bidding.
- Organize and qualify subcontractor quotes in Bid Tab format, ensuring comprehensive and competitive bid submissions.
- Provide Operations personnel with detailed documentation related to project bids and address any concerns they may have.
- Periodically work with Estimator I, Team Lead, and Senior Estimator team members on larger projects.
- Understand standard contract types, as well as various contractual terms and conditions.
- Assemble accurate, well‑organized estimates and ROM’s in a timely manner on more complex projects.
- Maintain relationships with subcontractors and clients.
- Participate in bid review meetings with clients to ensure the accuracy and compliance of estimates.
- Assist in maintaining unit cost pricing and subcontractor databases.
- Resolve cost discrepancies by collecting and analyzing information.
- Provide Value Engineering recommendations.
- Offer comprehensive training and mentorship to Estimator I team members, facilitating their professional growth and development.
- Participate in monthly technical training sessions (e.g., Lunch-and-Learns, PC Training sessions).
- 3-5 years of estimating experience for a General Contractor.
- Proficient computer skills including all Microsoft 365 Office Suite products.
- A construction‑related degree is a plus.
- Strong analytical and mathematical skills for precise cost estimation.
- Knowledge of construction materials and methods used in commercial construction is advantageous.
- Proficiency in computer applications, such as Bluebeam, Pantera Tools, Building Connected, and Plan Swift or similar take‑off or bid solicitation software.
- General knowledge of unit costs and ability to research costs using cost databases such as RS Means or BNI.
- Familiarity with a plus.
- Proficiency in Microsoft Excel for data analysis and calculations.
- Strong written and verbal business communication skills.
- Excellent attention to detail.
- Strong time management and organizational skills, with the ability to prioritize tasks effectively.
- Ability to work independently or collaboratively within a team environment.
- Competency in managing multiple projects concurrently in a fast‑paced work environment.
- Ability to learn and become proficient in using various preconstruction software.
- Proficient in navigating multifaceted challenges inherent in the role, from overseeing estimation management to engaging in client interactions with adeptness.
