Summary

The Assistant Project Manager is primarily responsible for assisting in managing directing coordinating and budgeting in coordination with and at the direction of the Structural Project Manager and other division personnel

Essential Duties and Responsibilities

Essential Duties and Responsibilities include the following; however other duties may be assigned To perform in this position successfully an individual must be able to perform each essential duty satisfactorily Duties and Responsibilities Identifies project specific risk issues the potential impact on Kent Companies and potential strategies to help mitigate those risks for our multi family division

Select subcontractors complete contract arrangements and review and approve proposed materials and shop drawings from subcontractors and suppliers

Assist with preparing the preliminary project schedule and when appropriate the detailed project schedule using a computer and standard company scheduling software

Ensure that all required project management administrative prerequisites eg cash flow plan subcontractor list manufacturer list submittalprocurement logs etc are prepared and submitted to the architect and that these plans are properly administered as in expedited received logged and approved submittals

Collaborate with Project Superintendents to oversee the delivery of materials to job sites or outside storage and ensure that their receipt is recorded correctly

Monitor construction activities and resolve problems and issues that arise especially those about changes deficiencies and subcontractor performance Prepare and provide monthly project status reports project billings and other information as required to keep upper management and the client properly informed

Meet with owner representatives subcontractors and the architectengineer to review the jobs progress and discuss and resolve problems and issues that arise

Supervise and collaborate with superintendents to conduct substantial completion inspections and ensure that punch list items are completed

Ensure that close out documentation eg drawings operation and maintenance manuals and warranties from subcontractors and suppliers is submitted Participate in and expedite the fair settlement of final disputes litigation and final payment dispositions

Promote and administer the Zero By Design process Record project performance regarding Zero Accident Net Zero Change Order completed on the original schedule and Zero Punch List Other Duties Please note this job description is not designed to cover or contain a comprehensive listing of activities duties or responsibilities that are required of the employee for this job Duties and responsibilities are not comprehensive and can be changed at any time with or without notice

Required experience qualifications and education

Bachelors degree in engineering construction management construction science or equivalent combination of technical training and related experience 3 5 years experience in construction management including estimating project scheduling and control and management of field personnel

Knowledge and ability to prepare detailed planning for construction projects schedules and estimates and to make proper modifications to such using a computer and standard company software

Ability to read and interpret construction drawings shop drawings and technical specifications Ability to perform quantity take offs estimate construction costs organize bid forms and bid packages and manage project budgets In depth knowledge of construction principlespractices is required

Experience building relationships and working with subcontractors and vendors

Excellent communication and organizational skills

Valid drivers license

Must have reliable transportation to the workplaces job locations

Ability to pass drug screening

Must be able to work in the United States without corporate sponsorship now and in the future

Preferred experience qualifications and education

Concrete Industry Management CIM degree highly preferred3 5 years experience in construction management for a commercial concrete contractor preferred
