Position:

Community Manager
As the Lead Maintenance, you'll be the heart of the community's upkeep. You'll keep our property safe, beautiful, and running smoothly so residents can feel right s isn't just fixing things—it's about creating a safe and welcoming place to live.
Your Mission:
- Maintain the physical integrity of the community at all times
- Anticipate, identify, and resolve problems before they become issues
- Ensure residents are satisfied and owners' investments are protected
What You'll Do:
- Lead the maintenance team and oversee daily repairs & service requests
- Respond to and resolve resident work orders—most within 24 hours
- Ensure emergency maintenance coverage 24/7 (rotating on-call)
- Conduct preventative maintenance and safety inspections regularly
- Train and mentor the maintenance team—instilling a "safety-first" culture
- Handle repairs in: HVAC, plumbing, electrical, appliances, roofing, flooring, pools, doors/windows, locks, irrigation, lighting, and more
- Manage inventory, order supplies, and track maintenance records
- Ensure all safety, EPA, OSHA, Fair Housing, and company policies are followed
- Pitch in with groundskeeping, make-readies, and general upkeep
What We're Looking For:
- HVAC Certification (required)
- CPO Certification or proven pool maintenance experience (required)
- Bilingual (required)
- At least 3 years' property maintenance experience (or similar trade background)
- On call rotation required
- Reliable transportation & valid driver's license
- Strong problem-solving, leadership, and communication skills
- Ability to work weekends and rotating on-call schedule
- Physical ability to lift/move heavy equipment and perform hands-on repairs
Tools & Equipment You'll Use:
From power tools and hand tools to pumps, compressors, ladders, gauges, and safety gear—you'll be hands-on with everything it takes to keep a property running in top shape.
Physical Requirements:
This role is active! You'll be on your feet, climbing, lifting, fixing, and solving problems daily. Heavy lifting is sometimes required (with team assistance for big items like appliances).
Work Environment:
You'll work both indoors and outdoors, in all conditions, with occasional exposure to paint, solvents, adhesives, and tight spaces.
