Employment Term: 12 months (260 days) with benefits and salary in accordance with the SEIU Local 888 collective bargaining agreement
Shift: Monday – Friday, 6:00 AM – 2:30 PM
Hourly Rate: $35.69 – $42.83 per hour (rates increased 7/1/26)
Base Salary (Class 32 Step
1): $74,246.64
Seasonal Snow Stipend: $600 per SEIU contract
Annual Clothing Allowance: $400 per SEIU contract
- Vacation – 2 weeks accrued annually after first year of employment

To maintain a safe, comfortable and functional environment in all town and school buildings in a cost‑effective, customer‑oriented manner that supports the town’s service mission and protects its capital investment.
Minimum Qualifications- High School Diploma or equivalent
- Valid driver’s license with safe driving record
- Five (8) years of HVAC trade experience
- Current Massachusetts Masters HVAC / Refrigeration Contractor License
- Successful completion of criminal record check, Sexual Offender Registry check, SAFIS fingerprinting, and pre‑placement medical exam with drug screening
- Thorough knowledge of codes related to HVAC installation and maintenance
- Proficiency in diagnosing and repairing HVAC and refrigeration systems
- Expertise in HVAC circuits, thermostats, relays, motors, control boards, installation & fabrication
- Experience with copper, brazing, soldering piping and ductwork design/installation
- Ability to read wiring diagrams and schematics
- Demonstrated ability to perform a wide variety of skilled HVAC tasks using hand or power tools
- Basic computer skills, including word processing, email, and internet use
- Effective verbal and written communication skills
- Basic math and ability to follow written procedures
- Perform all emergency repairs to town buildings and equipment
- Conduct preventative maintenance inspections
- Keep supervisor informed of work progress and significant developments
- Maintain work areas free of debris
- Perform building security checks for boilers and refrigeration equipment
- Carry out miscellaneous duties as directed by the Director of Facilities or designee
- Train and oversee apprentices (management of apprenticeship program)
- Provide trade‑specific training to personnel
- Lead project management, contractor coordination, and oversight
- Design refrigeration and HVAC systems for commercial or industrial buildings, including repair and replacement tasks
- Maintain mechanical equipment (motors, etc.) on a preventive maintenance schedule
- Respond to emergency situations as called by department supervisors
- Ensure code compliance and permitting for building refrigeration, gas code, and related standards
- Verify refrigerant charge and airflow; perform corrective maintenance promptly
- Identify and correct health and safety issues efficiently
- Assist director with review of construction documents for new and renovation projects
- Participate in development and implementation of the building preventive maintenance plan
- Obtain and manage materials and supplies needed for assignments
- Maintain accurate records of labor, materials, work orders, and priorities
- Work from plans, oral instructions, sketches, and blueprints
- Shovel, plow, and treat municipal properties; perform snow removal operations as directed
- Pull mechanical/HVAC, gas fitting, and sheet metal permits when necessary
- Operate town vehicles safely, checking oil, fuel, and tire conditions; report deficiencies to public facilities management
- Perform related duties as assigned
Carpentry (Helper):
- Remodel and repair classrooms and office space, including removal of old walls
- Install counters, cabinets, benches, partitions, doors, bulletin boards, etc.
- Repair doors and related hardware
- Replace floor and ceiling tiles
- Patch leaking roofs
Plumbing (Unlicensed Work):
- Install and repair sinks, toilets, drinking fountains, showers, sill cocks, kitchen equipment, etc.
- Unclog and maintain drains in various building areas
Electrical (Helper):
- Assist licensed electricians as needed
Work performed indoors and outdoors, possibly in loud noise, extreme temperatures, inclement weather, dust, odor, cleaning chemicals, and related fumes. Hazards may include power equipment, ladders, scaffolding, aerial lifts, and vibration. Duties require lifting and carrying up to 50 lb, bending, twisting, climbing ladders, shoveling snow, and operating power tools.
