Robinson Investments, Ltd. is looking to hire a Senior Facilities Maintenance Technician in the Northern region. Senior Facilities Maintenance Technicians coordinate and perform preventative maintenance and corrective repairs to keep our facilities in optimal condition and ensure our tenants have safe, comfortable, and productive space. They will be responsible for tenant service requests, work orders, general building maintenance repairs, internal and external repairs including, but not limited to, plumbing, HVAC & electrical systems, interior finishes, roofing, grounds keeping, landscaping, and equipment.
Responsibilities- Observe and enforce all safety regulations and practices.
- Complete all maintenance and repairs as directed by Facilities management.
- Perform continuous inspections of the property, building structures, and their systems to provide recommendations for repair/replacement to management.
- Troubleshoot in order to replace or repair defective components on buildings and installed systems.
- Complete repairs to interior finishes including floor covering, drywall, painting, suspended ceilings, and tiles.
- Utilize standard and special purpose tools and equipment.
- Service and maintain tools, equipment, and vehicles.
- Coordinate, oversee, and manage repairs and maintenance performed by technicians and vendors.
- Provide assistance with construction projects, expansions, and tenant improvements.
- Maintain project timelines and coordinate schedules with vendors.
- Install and replace building equipment and specialties.
- Complete documentation of work orders, preventative maintenance, and inspection logs.
- Communicate with coworkers, supervisors and vendors via verbal, written, and electronic methods.
- Coordinate landscaping and grounds keeping.
- Conduct scheduled maintenance inspections of fire suppression systems.
- Develop and maintain positive relations with clients, tenants, and vendors.
- Respond quickly to emergency situations 24/7/365; and be able to evaluate and take corrective action.
- Monitor and document service contracts for waste management and pest control.
- Mentor, train, and share technical expertise with co-workers.
- Attending client and vendor meetings.
- Review work orders to ensure quality and timeliness.
- Assist management with facilities inspections and reports including but not limited to; fire alarm, boiler, elevator, sprinkler, emergency lighting, and backflows)
- Other duties as assigned by the Facilities Manager.
- High school diploma or equivalent required; associate degree in electrical, electronic, mechanical or maintenance engineering preferred.
- Minimum of 5 years of progressive experience and responsibility (or 3 years with preferred degree/certificate) in commercial maintenance, 2 of which were holding a supervisory position directing staff. (required).
- Knowledgeable with concrete, carpentry, roofing, electrical and mechanical trades.
- Familiar with commercial/warehouse equipment and building components.
- Valid Driver’s License.
- OSHA certification preferred.
- Ability to read and interpret blueprints and building schematics.
- Comfortable with Microsoft Office Suites.
- Strong analytical skills with the ability to critically think, using logic and reasoning to identify solutions or approaches to problems.
- Strong organizational, communication, and interpersonal skills.
- Highly motivated and enthusiastic, willing to learn new skills.
- Competent in mathematics.
- Strong leadership and decision-making skills.
- Keen attention to detail.
- Record of overseeing a team of facilities associates/technicians.

Work Location:
Lima, Ohio
Schedule:
Monday-Friday, 7am-3:30pm, but will be on call 24/7, 365 days per year.
