Job Title:
Apartment Maintenance Technician
We are seeking a skilled and reliable Apartment Maintenance Technician to join our property management team. In this role, you will maintain the physical integrity of our apartment community, ensuring a safe, clean, and comfortable living environment for all residents. You will diagnose issues, complete daily service requests, and prepare vacant units for new move-ins.
Key ResponsibilitiesMaintenance & Repairs
- Diagnose and repair basic plumbing issues including clearing drains, fixing leaks, and replacing faucets or toilets.
- Troubleshoot minor electrical problems such as replacing light fixtures, switches, breakers, and outlets.
- Service, repair, and install major household appliances like refrigerators, stoves, washers, and dryers.
- Perform basic carpentry tasks including repairing or replacing doors, windows, locks, blinds, and cabinetry.
- Patch drywall, prep surfaces, and perform interior and exterior painting.
- Inspect vacated apartments to create a punch list of required repairs.
- Repair aesthetic and structural damage to return units to move-in condition.
- Coordinate with third-party vendors and contractors for specialized flooring or heavy maintenance when necessary.
- Inspect the property daily to identify and resolve immediate safety hazards.
- Maintain community curb appeal by clearing trash, pressure-washing walkways, and handling light landscaping.
- Test and maintain safety systems including fire extinguishers, alarms, and emergency exit lighting.
- Participate in a rotational after-hours on-call schedule to respond promptly to property emergencies.
- Document and track completed work orders within the property management service database.
- Monitor maintenance shop inventory and notify the supervisor when materials need ordering.
- Practice expense control by repairing components rather than replacing them whenever possible.
- Education:
High school diploma or equivalent work experience. - Experience:
Minimum of 1–3 years of experience in residential property maintenance or corporate facilities upkeep. - Certifications:
EPA Type I and II or Universal refrigerant certification preferred. - Technical Knowledge:
Clear understanding of plumbing, electrical, HVAC, and appliance troubleshooting. - Driver's License:
Valid driver's license with an acceptable driving record. - Communication:
Ability to read work orders and communicate professionally with diverse residents and property managers.
- Ability to stand, walk, bend, kneel, crawl, and crouch for extended periods.
- Capability to climb ladders, stairs, and scaffolding safely.
- Ability to independently push, pull, lift, and maneuver weights up to 50 pounds.
- Willingness to work outdoors in varying weather conditions, including rain, heat, or cold.
