Construction Estimating Manager – Commercial / Industrial ROLE SUMMARY

The Estimating Manager will prepare cost estimates for competitive bids, negotiated, and CM@R projects. This position will be responsible for all aspects of the estimating and bid process, from reviewing plans and specifications to soliciting and negotiating prices with contractors and suppliers. All activities will be conducted in support of Kingery Construction's strategy, goals, and core values.

  • Autonomy and Decision Making:
    Makes decisions within defined limits of authority and consults supervisor on other decisions.
CORE ROLE RESPONSIBILITIES
  • Prepares complex cost estimates for competitive bids and negotiated proposals.
  • Oversees bid day activities.
  • Coordinates bid day summaries, general requirements, and participates in project procurement presentations.
  • Completes review and execution of bid forms, bid bond, etc., on bid projects, including general requirements.
  • Reads and outlines project specifications.
  • Performs and delegates quantity survey of materials shown on project plans.
  • Maintains an audit trail of the quantity survey from estimate to estimate.
  • Develops and manages scopes of work for all trades, including responsibility matrix, distribution of plans and specifications, and pricing, bid solicitation, and coordination for vendors and subcontractors.
  • Oversees the distribution of plans and specifications to vendors/subcontractors.
  • Oversees vendor/subcontractor pricing/bid solicitation and coordination.
  • Applies knowledge of the subcontractor market and how to prequalify subcontractors
  • Works collaboratively and creates relationships with a variety of stakeholders, such as project team members, subcontractors, vendors, and clients.
  • Gains self-perform estimating experience.
  • Gains field operational exposure through onsite project support, as opportunities exist.
  • Utilizes knowledge of the project schedule and logistics, staging, phasing plan, and coordination in project estimates.
  • Collaborates with operations and field staff to develop more economical ways to construct projects during the preconstruction process.
  • Collaborates with operations to provide constructability and coordination reviews of project documents.
  • Presents and sells estimates and proposals, and participates in project procurement presentations
  • Provides professional and comprehensive deliverables at the completion of each major estimate.
  • Leads efforts to assemble, analyze, and store project cost history
  • Provides training and mentorship to others.
KNOWLEDGE, SKILLS & ABILITIES
  • Ability to perform work accurately and completely, and in a timely manner.
  • Communication skills, verbal and written
  • Ability to conduct effective presentations.
  • Proficiency in MS Office with emphasis on strong Excel skills
  • Proficiency in construction estimating software (Ediphi preferred)
  • Proficiency in required construction technology.
  • Knowledge of the means and methods of construction
  • Knowledge of field operations through project support.
  • Knowledge of Lean process and philosophy.
  • Knowledge of specific trades and scopes of work
  • Knowledge of self-perform and labor productivity.
  • Ability to develop General Requirement estimates.
  • Ability to build relationships and collaborate within a team, internally and externally
EXPERIENCE
  • 5+ years of estimating experience.
  • Preference for a total of 10+ years of construction experience.
WORKING ENVIRONMENT
  • Valid and unrestricted driver's license required
  • Must be able to lift up to 20 pounds
  • May require periods of overnight travel
  • Must be willing to work non-traditional hours to meet project needs
  • Normal office environment, but may be exposed to extreme conditions (hot or cold)
