The Maintenance Director’s primary responsibility is to exercise discretion and independent judgment in all matters related to the operation, maintenance, and repair of The Waterford’s facilities and grounds. This position ensures that all building systems, equipment, and grounds are safe, functional, and well‑maintained, reflecting the highest quality standards for residents, staff, and visitors.

This role encompasses oversight of electrical, plumbing, mechanical, structural, and safety systems, as well as grounds maintenance and seasonal upkeep. The Maintenance Director is expected to be professional, conscientious, and supportive of The Waterford’s mission, policies, and procedures.

PRIMARY RESPONSIBILITIES
  • Preventive Maintenance – Uses discretion and independent judgment in assigning and overseeing all routine preventive maintenance duties.
  • Repairs and Equipment Management – Directs and completes repair projects, including ordering and purchasing parts and materials as needed. Many tasks may be unplanned or require immediate response.
  • Special Projects – Oversees or performs construction, remodeling, and renovation projects. Responsibilities include obtaining bids, awarding contracts, coordinating contractors, and ensuring quality completion. May also oversee landscape design and installation.
  • Facility Presentation & Compliance – Ensures the building and grounds are always well‑maintained, attractive, and market‑ready. Assists with budgeting, compliance with building codes, and coordination with contractors on design changes and planning.
  • REPORTING RELATIONSHIP

    Reports directly to the Administrator / Executive Director.

    ESSENTIAL FUNCTIONS
  • Maintain and repair facility equipment to ensure safe and proper operation.
  • Perform minor electrical, plumbing, and mechanical repairs using appropriate hand and power tools.
  • Build, repair, and install structures; apply paint, stain, or varnish for protection and aesthetics.
  • Monitor and maintain HVAC and air‑handling systems.
  • Respond promptly to maintenance requests from residents, staff, and administration; prioritize safety and efficiency.
  • Maintain grounds, including mowing, trimming, pruning, planting, watering, and rubbish removal.
  • Remove snow and ice to ensure safe access to the facility.
  • Assist residents and families with furniture moves as needed.
  • Operate a company or personal vehicle for transporting supplies or completing maintenance tasks.
  • Recommend and coordinate the use of outside contractors; inspect and approve completed work.
  • Assist in researching and obtaining bids for contract work.
  • Adhere to the operating budget by monitoring expenses and supplies; obtain Administrator approval before purchases.
  • Submit purchase receipts and reimbursement forms to the Administrator or Office.
  • Ensure all maintenance work complies with OSHA, federal, state, and local safety regulations.
  • Uphold The Waterford’s standards and policies for safety and resident service.
  • Attend mandatory staff meetings and participate in the Safety Committee as assigned.
  • Complete all duties in accordance with applicable laws and regulations.
  • Perform additional duties or special projects as assigned.
  • EQUIPMENT OPERATION

    Operates telephones, power tools, painting equipment, lawn care machinery, vehicles, snow removal equipment, and other tools related to maintenance and groundskeeping.

    PHYSICAL REQUIREMENTS

    Requires good physical stamina, frequent bending, lifting (up to 100 lbs), kneeling, stooping, pushing, and pulling. Must be able to work in confined or awkward spaces and in various weather conditions.

    KNOWLEDGE, SKILLS, AND ABILITIES
    • Strong organizational and time management skills; able to work independently and efficiently.
    • Effective communication and interpersonal skills.
    • Ability to maintain confidentiality and professionalism.
    • Proficiency in all phases of maintenance, including carpentry, electrical, plumbing, mechanical, and painting.
    • Knowledge of landscaping and snow removal machinery.
    • Understanding of applicable building codes, OSHA standards, and safety regulations.
    • Commitment to ongoing education and skill development.
    WORKING CONDITIONS

    Work is performed both indoors and outdoors in all weather conditions. Must be flexible with scheduling and available to respond to emergencies at any time. Reliable transportation, a valid driver’s license, and a personal cell phone are required. The position involves exposure to potential hazards including electrical shock, burns, and moving parts; adherence to safety procedures is mandatory.

    LICENSURE / CERTIFICATION
    • Valid Nebraska Driver’s License and proof of automobile insurance required.
    EDUCATION / TRAINING / EXPERIENCE
    • Must be at least 18 years of age.
    • High school diploma or equivalent preferred.
    • Background in construction, maintenance, groundskeeping, and mechanical work required.
    • Advanced mechanical aptitude preferred.
    • Professional, responsible, and dependable work ethic.
