The Maintenance Director’s primary responsibility is to exercise discretion and independent judgment in all matters related to the operation, maintenance, and repair of The Waterford’s facilities and grounds. This position ensures that all building systems, equipment, and grounds are safe, functional, and well‑maintained, reflecting the highest quality standards for residents, staff, and visitors.
This role encompasses oversight of electrical, plumbing, mechanical, structural, and safety systems, as well as grounds maintenance and seasonal upkeep. The Maintenance Director is expected to be professional, conscientious, and supportive of The Waterford’s mission, policies, and procedures.
PRIMARY RESPONSIBILITIESReports directly to the Administrator / Executive Director.
ESSENTIAL FUNCTIONSOperates telephones, power tools, painting equipment, lawn care machinery, vehicles, snow removal equipment, and other tools related to maintenance and groundskeeping.
PHYSICAL REQUIREMENTSRequires good physical stamina, frequent bending, lifting (up to 100 lbs), kneeling, stooping, pushing, and pulling. Must be able to work in confined or awkward spaces and in various weather conditions.
KNOWLEDGE, SKILLS, AND ABILITIES- Strong organizational and time management skills; able to work independently and efficiently.
- Effective communication and interpersonal skills.
- Ability to maintain confidentiality and professionalism.
- Proficiency in all phases of maintenance, including carpentry, electrical, plumbing, mechanical, and painting.
- Knowledge of landscaping and snow removal machinery.
- Understanding of applicable building codes, OSHA standards, and safety regulations.
- Commitment to ongoing education and skill development.
Work is performed both indoors and outdoors in all weather conditions. Must be flexible with scheduling and available to respond to emergencies at any time. Reliable transportation, a valid driver’s license, and a personal cell phone are required. The position involves exposure to potential hazards including electrical shock, burns, and moving parts; adherence to safety procedures is mandatory.
LICENSURE / CERTIFICATION- Valid Nebraska Driver’s License and proof of automobile insurance required.
- Must be at least 18 years of age.
- High school diploma or equivalent preferred.
- Background in construction, maintenance, groundskeeping, and mechanical work required.
- Advanced mechanical aptitude preferred.
- Professional, responsible, and dependable work ethic.
