Simplestate Property Management is seeking a career-minded, highly experienced Senior Property Manager to oversee our growing portfolio across Lincoln, Waverly and Grand Island, Nebraska.
Simplestate is a locally owned company managing approximately 565 units with continued growth planned. This leadership role will oversee property management staff, maintenance operations, and portfolio performance while serving as the primary Property Manager for our Lincoln properties.
We are looking for a self-directed professional who can step into a leadership role with minimal training and immediately contribute to operational efficiency, team development, and portfolio growth.
Skills:- Exceptional organization and attention to detail
- Strong leadership, coaching, and team management skills
- Excellent communication and conflict resolution abilities
- Deep knowledge of local, state, and federal housing regulations
- Experience managing multiple properties and staff
- Proficiency in property management software (App Folio preferred), Excel, and Google Workspace
- Financial and performance reporting experience
- Highly dependable, proactive problem-solver
- Oversee all property management operations across the portfolio
- Supervise property management, leasing, office, and maintenance staff
- Serve as primary Property Manager for Lincoln properties
- Oversee Grand Island portfolio performance and operations
- Coordinate and monitor maintenance operations and capital projects
- Ensure properties are maintained to company standards
- Monitor occupancy, leasing activity, rent collections, and financial performance
- Handle escalated resident and owner concerns
- Conduct regular property inspections
- Oversee vendor relationships and contract performance
- Ensure compliance with all ordinances, laws, and safety requirements
- Develop processes to improve efficiency and support company growth
- Provide regular performance reports to leadership
