Maintenance Technician (Full Time)Location:
Fairways at Lincoln, Lincoln, NE, US. Salary: $22.00 - $25.00 hourly.
Sign‑on bonus: $1,000 (paid after probation).
Position SummaryThe Maintenance Technician is responsible for responding to maintenance requests, ensuring property standards and applicable laws are met, and maintaining a safe, clean, and welcoming environment for residents.
Essential Duties & Responsibilities- Schedule, monitor, and perform preventative maintenance and apartment turnovers.
- Diagnose and repair HVAC, electrical, plumbing, pool, carpentry, drywall, structural, and appliance issues.
- Respond to work orders promptly and professionally.
- Inspect buildings and grounds for safety, cleanliness, and maintenance needs.
- Provide excellent customer service to residents and vendors.
- Assist supervisor with vendor scheduling, bidding, and oversight of contractor work.
- Procure maintenance supplies within budget.
- Prepare and submit property invoices per guidelines.
- Participate in required training (fair housing, safety, non‑discrimination, harassment prevention).
- Serve as on‑call pager support and perform emergency maintenance when scheduled.
Skills & Qualifications
- High school diploma or equivalent.
- Minimum 1 year of experience in property or building maintenance, or related trade.
- Current driver’s license and automobile insurance.
- Strong customer service, communication, time‑management, and organizational skills.
- Ability to read, write, and understand English.
- Proficient in personal computer use and tracking systems used at the property.
- Basic math skills.
- Knowledge of federal fair housing laws and local housing provisions.
- Ability to multitask, make quick decisions, and solve problems efficiently.
- Ability to drive an automobile and work flexible/variable hours, including weekends and holidays.
- Willingness to work on‑call or in an on‑call situation, and to travel occasionally.
- Ability to maintain professional appearance, comply with uniform and safety regulations.
- EPA Certification – Type I & II (preferred).
- HVAC Certification (preferred).
- CPO certification for pool maintenance (preferred).
- Other state‑specified licenses or certifications.
Stand, walk, and sit for extended periods; frequent stooping, kneeling, and climbing; lift up to 100 lbs. Must have good visual acuity, hearing, and color discrimination. Requires ability to tolerate stress, work under minimal to moderate supervision, and perform tasks in varying environmental conditions.
Work Environment & HazardsExposure to varying weather conditions, noise, vibrations, confined spaces, chemicals, electrical shock, heights, moving machinery, and fire. Potential contact with communicable diseases, aggressive people, and environmental hazards.
ScheduleMonday‑Friday days, with on‑call, weekend, and holiday availability as needed.
