Overview
Project Superintendent III will supervise construction job sites, providing leadership to field staff and ensuring the successful completion of all trade work while adhering to safety standards. The role works closely with the Project Manager to ensure timely and quality project completion.
Duties & Responsibilities- Management
- Review working drawings (architectural, structural, mechanical, civil, electrical, landscaping) for details, buildability, alternative methods, conflicts, and dimensions.
- Review any project requirements from the client such as project manuals, safety, traffic control, meetings, documentation, security, etc.
- Discuss details at the formal estimating/operations turnover meeting when feasible.
- Review the project with and above the PM, including the initial site walk with PM.
- Confirm material, subcontractor, and equipment criteria in the Building Specification and identify potential document conflicts.
- Review SOWs with PM before contract issuance.
- Produce three‑week forecasts and weekly progress documents; ensure photos are taken for project weekly reporting.
- Review the three‑week schedule with PM before it is sent out every Thursday before 3 pm.
- Deliver weekly owner/client update reports; review with project manager before sending on Fridays before 2 pm.
- Subcontractor management: oversee system for maintaining project plans, communication, correspondence, and subcontracts; set weekly on‑site coordination/foreman meetings and document discussions.
- Daily review of scopes and troubleshoot with subcontractors.
- Maintain job site cleanliness: subcontractor responsibility to clean and superintendent responsibility to enforce.
- Document manpower (deficiencies, competency, effectiveness).
- Set daily expectations and confirm completion.
- Oversee quality, manage inspections, maintain Procore documentation daily.
- Daily journal, photos, minutes, manpower log, issues and delays, RFIs, initiation and tracking.
- Develop and maintain professional relationships; handle yourself in a positive, professional manner and wear appropriate attire.
- Maintain a positive relationship with the client, focusing on identifying the critical path necessary to meet the owner’s desired schedule.
- Attend OAC on site or via call with architect, vendors, city officials, and client.
- Review, coordinate, and implement safety measures and applicable company programs, including toolbox talks, to conform with OSHA standards and maintain a safe workplace and quality cleanliness standards on site.
- Conduct periodic project inspections focused on owner’s concerns.
- Monitor project labor productivity and report deviations from the original budgets.
- Review construction documents and identify required material quantities; monitor actual quantities and report deviations.
- Coordinate the quality assurance program developed for the project, including approved shop drawings and construction documents to align disciplines and field conditions.
- Oversee completion of all project disciplines for the punch list and certificate of occupancy.
- Maintain and manage the jobsite, including trailer, signage, material staging, vehicle access, and temporary utility access.
- Knowledge of job building sequence and scheduling.
- Strong computer skills, proficient in Microsoft Office and Microsoft Project.
- Proficient in reading drawings.
- Ability to solve problems in a timely manner.
- Knowledge and ability to complete job reporting on Procore or a similar system.
- Ability to coordinate all construction services and activities.
- Relationship development and continuation with clients, facility owners, vendors, architects, engineers, designers, subcontractors, and corporate personnel.
- Experience in ground‑up, TI work, medical facilities, and high‑end finishes.
- 5+ years of construction experience, preferably in commercial and restaurant projects.
- Proven ground‑up experience; portfolio of work completed will be requested.
- Design/build experience preferred; college education is a plus.
- Knowledge of all aspects of construction (technology, equipment, methods, etc.).
- Strong leadership/management skills and a proven record of building on schedule.
