Position: PROJECT MANAGER

WHAT THE JOB IS

The Project Manager leads, plans, and directs construction management for all assigned projects from start to finish, ensuring that the goals and objectives of each project are accomplished on schedule and within budget. As a vital member of the team, the PM must quickly assume responsibility, take charge, and meet 41 North Contractors’ standards.

WHAT YOU WILL BE DOING (THE JOB IN DETAIL)
  • Attend hand‑off meeting with Director of Operations and Estimating team
  • Review client contracts and project manuals
  • Confirm any schedule, safety, reporting, or project management oddities
  • Attend estimating‑to‑operations formal turnover meetings
  • Set responsibilities as directed by Director of Operations
  • Review projects with assigned superintendent
  • Maintain and update master project schedule
  • Procure subcontractors—issue LOIs, contracts, and SOWs
  • Send and track LOIs
  • Review scopes with superintendents before issuance to eliminate gaps
  • Execute contracts and handle related follow‑up
  • Manage internal documents for projects, coordinating with project coordinator and superintendent
  • Confirm project insurance requirements with client and project coordinator
  • Maintain submittal logs for clients and architects
  • Verify Procore access and complete job cost/CO logs
  • Provide continual updates and tracking, including safety plans, insurance, and financial payment documentation
  • Coordinate with accounting for financial payment and documentation
  • Attend OAC meetings, ensuring agendas are sent 24 hours prior and minutes within 48 hours
  • Assist with superintendent‑initiated RFIs and submittals
  • Manage site and superintendent management, weekly site visits, and daily calls with superintendent
  • Update Procore with journals, manpower, pictures, weather, and delays
  • Review and provide input to weekly client updates and confirm completion of milestones
  • Maintain schedules, safety reports, toolbox talks, and budgets, continually reviewing and documenting progress
  • Ensure OCOs and ICOs are executed and approved by Director of Operations before work is performed
  • Track and prevent project length changes, internal and on‑site expenses, and superintendent purchase approvals
  • Manage employee timecards, ensure proper allocation to the job, and monitor superintendent presence while trades are on site
  • Set up job cost 9 days before payment application due and review all subcontractor and progress payment applications
  • Coordinate with accounting for past‑due payment statuses and close out financials
  • Confirm vendor invoicing, job personnel costs, and job cost/CO log completeness
  • Verify substantial completion dates with ownership and collect required close‑out documents
  • Facilitate final payment applications and complete final job cost close‑out
  • Oversee punchlist completion and sign‑off by ownership or rep
WHAT YOU ARE BRINGING
  • Bachelor’s degree in construction management or equivalent
  • 8+ years of proven project management experience in diverse commercial projects, including restaurants, retail, and offices
  • Working knowledge of Procore, Spectrum or related software
  • Excellent computer skills with Microsoft Office and Microsoft Project
  • Background in construction or building/facilities management
  • Excellent communication, organization, negotiation, and problem‑solving skills
  • Strong leadership and ability to thrive in a fast‑paced environment
  • Self‑starter, team player with interpersonal skills to manage clients, design teams, subcontractors, owners, and superintendents
