Construction Project Manager

• Project Governance – Meet requirements of the project and facilitate permits, testing, and inspections throughout the project lifecycle.
• Scope Management – Manage additions, subtractions, and changes to scope; process claims and change orders per contract in a timely and professional manner.
• Schedule Management – Update, communicate, and manage the project schedule and plans for all stakeholders.
• Finance – Manage contract value, project change orders, forecast cash flow, prepare weekly cost reviews, and arrange monthly billing with the Project Specialist.
• Quality Management – Support project quality requirements from installation metrics, warranties, and punch-list; ensure work meets installation standards.
• Resource Management – Allocate project resources at team, subcontractor, purchase order, and field labor levels; monitor performance and take corrective action.
• Risk & Opportunity Management – Create and maintain risk and opportunity logs.
• Procurement Management – Manage procurement activities, including subcontracts and vendor relations.
• Safety – Conduct frequent site safety audits, training, and inspections to ensure compliance with KONE policies and regulatory requirements.
• Travel – 50% travel to job sites in the U.S. (currently Florida and Texas).

• Minimum 2+ years of experience in project management or construction.
• Contracting and construction experience preferred.
• Knowledge of the elevator/escalator industry.
• KONE Installation Project Management Certificate required within 6 months of start date.

• Bachelor’s degree, preferably in Construction Management.
• Seven or more years of related industry experience may be considered in lieu of a degree.

• Technical/Software – Proficient in Microsoft Office, Microsoft Project, and SAP or similar cloud software.
• Project Governance – Manage multiple concurrent tasks with effective organization and time management.
• Scope Management – Read and interpret project specifications, construction drawings, layouts, and hydraulic schematics.
• Schedule Management – Manage customer and KONE schedules, applying a critical‑path approach.
• Finance Management – Forecast project performance and engage the team for corrective action.
• Quality Management – Enforce scope quality requirements and policies.
• Resource Management – Plan and coordinate personnel to meet installation goals within time and budget.
• Communications Management – Strong oral, written, and presentation skills.
• Risk & Opportunity Management – Recognize impacts and act proactively.
• Safety – Understand project safety objectives and regulatory requirements.

$112,500 – $147,630 (dependent on experience, skills, and location).

Annual bonus plan of 15% target incentive; 50/50 split based on company and individual goals.
