Position OverviewWe are looking for a Construction Project Manager who will plan, direct, and coordinate activities of designated projects to ensure that goals or objectives are accomplished by performing the required duties personally or through others.
Responsibilities- Project Governance – meet project requirements and facilitate permits, testing, inspection, and necessary project plans throughout the project lifecycle.
- Scope Management – manage additions, subtractions, and changes to scope, ensuring that claims and change orders are processed per the contract in a timely and professional manner.
- Schedule Management – manage, update, and communicate the project schedule and plans to all affected parties.
- Finance – manage contract value, project change orders, perform forecasting, and manage all cash flow in and out of the project’s budget; prepare weekly cost reviews and arrange monthly billing with the Project Specialist.
- Quality Management – support project quality requirements from installation metrics, warranties, and punch‑list to ensure work meets installation requirements, with daily interaction with General Contractor project staff.
- Resource Management – manage project resources at team level, subcontract/purchase order level, and field labor; monitor performance and take action as needed; update monthly MP Steering Committee meetings.
- Risk & Opportunity Management – create and manage risk and opportunity logs.
- Procurement Management – manage project procurement activities including subcontracts and vendor management.
- Safety – perform frequent and regular site safety audits, training, and inspections to ensure compliance with KONE policies and governing bodies.
- Travel – 50% travel to job sites in the United States (currently FL and TX).
- 2+ years of experience in project management process and executing projects.
- Contracting & construction experience preferred.
- Knowledge of the elevator/escalator industry.
- KONE Installation Project Management Certificate required within 6 months of start date in the role.
- Bachelor’s degree; preferably Construction Management background.
- 7+ years of experience in related industry considered in lieu of a degree.
- Technical/Software:
Proficient with Microsoft Office suite including Microsoft Project; ability to use other applicable software including SAP and cloud software; use proprietary software to manage labor and financials. - Project Governance:
Ability to manage multiple concurrent tasks through effective organization and time management. - Scope Management:
Ability to read and work with project specifications, construction drawings, layouts, electrical & hydraulic schematics. - Schedule Management:
Ability to manage customer schedule and KONE schedule with a critical‑path approach to tasks and project schedule. - Finance Management:
Ability to forecast project performance and work with the team for necessary action. - Quality Management:
Manage quality requirements within scope of work. Recognize policies, objectives, requirements and responsibilities. - Resource Management:
Ability to plan, direct, and coordinate activities of designated personnel to ensure installation goals are met within time‑frame and funding parameters. - Communications:
Effective oral, written and presentation skills. - Risk & Opportunity Management:
Ability to recognize impacts to the project and take action. - Safety:
Knowledge of project safety goals and requirements of company and governmental agencies.
- Annual Base Pay Range: $112,500 – $147,630.
- Variable Compensation: KONE Annual Bonus plan at 15% target incentive (50/50) based on achievement of company goals and individual goals.
