Under general direction, acts as the on-site project leader to plan, execute, and complete projects with assigned customers in a safe and cost-effective manner. Performs or delegates tasks to execute and fully complete assigned projects including hardware design, system programming, installation coordination, system and network commissioning, and project closeout. Responsible for the overall financial results of assigned projects including costs, project billings, and collections.
Maintains customer satisfaction and profitable and accurate project financial results. Pursues change orders. Coordinates communication with the customer during all phases of the project. Ensures proper execution of warranty. Provides work direction to subcontractors, electrical installers, technicians, designers, and administration as necessary. Ensures work performed complies with the AHJ (Authority Having Jurisdiction) and applicable Local, State, and Federal legal requirements and operates with high ethics.
Adheres to safety standards. The local office provides controls installation, mechanical installation, truck-based service teams, security & fire, and HVAC support, with regional guidance for major projects and large mechanical retrofit work.
- Completes typical installation hardware design and software programming using established standards. Communicates design and operation details to customers, Johnson Controls staff, and subcontractors.
- Actively pursues additional work through change orders by evaluating the contractual scope and the impact of directives and scheduling changes. Communicates technical and business-related issues with clients.
- Manages the selection, ordering, budget, and delivery schedule of materials for assigned projects via our web-based tool process.
- Secures pricing and availability from outside vendors and subcontractors, including scope, terms, and conditions. May request several bids. Oversees subcontractor payment and billing processes.
- Coordinates job site for panel and field device locations. Ensures installation meets Johnson Controls standards and project requirements.
- Manages loading, device verification, and commissioning of system controllers. Validates complete system functionality and provides as-built and commissioning documentation.
- Manages costs, billings, and collections. Maintains profitability goals and cash flow through best practices and continuous improvement metrics.
- Provides coaching and technical assistance to system technicians, electrical installers, and system designers. Supports subcontractors to ensure tasks are completed on time, within budget, and within contract scope.
- Communicates project status to management and provides monthly revenue, cost, and gross margin forecasts.
- Sends warranty letters to customers upon substantial completion and ensures proper warranty execution.
- Develops project plans and coordinates resources to ensure timely and cost-effective installation and completion.
- Performs site-specific training for owner/operator on the total system and provides proper documentation and manuals for operation.
- Develops and maintains relationships with contractors, clients, consultants, and subcontractors. Attends progress meetings as required.
- Coordinates with Project Engineers on bundled jobs to deliver cost-efficient solutions that exceed customer expectations.
- Follows all safety standards and maintains a strong regard for employee and subcontractor safety.
For LSS I: Minimum of a technical Associate’s Degree with two years of field experience or four years of equivalent related field experience.
