Construction Superintendent - K-12 Ground-Up and Renovation Projects
Job Description
This role is for an experienced Construction Superintendent to lead K-12 ground-up and renovation projects in the metro Detroit and Ann Arbor areas. You will oversee the onsite construction process from start to finish, ensuring all activities align with the established design, budget, schedule, and quality standards. The position focuses on planning, scheduling, organizing, directing, and controlling daily activities on active construction sites for industrial, K-12, and commercial projects.
Responsibilities
+ Oversee and coordinate all onsite construction activities to ensure work is completed safely, on schedule, within budget, and in accordance with project plans, specifications, and quality standards.
+ Plan, organize, direct, and control daily operations on the construction site, including ground-up and renovation work for K-12 and commercial facilities.
+ Report regularly to the Project Manager and work closely with both the Project Manager and Project Engineer assigned to the project to align field activities with overall project goals.
+ Develop, maintain, and manage detailed project schedules, including sequencing of work, coordination with subcontractors, and integration of owner and design team requirements.
+ Collaborate with the owner's representative on project scheduling, milestones, and progress updates to keep stakeholders informed and engaged.
+ Oversee the creation, management, and completion of the punch list process, ensuring all deficiencies are documented, communicated, and resolved prior to project closeout.
+ Manage subcontractors and trade partners, including coordination of their activities, verification of work quality, and adherence to safety and compliance requirements.
+ Ensure strict adherence to safety protocols and OSHA 30 standards on site, promoting a safe working environment for all personnel.
+ Maintain strong documentation and reporting practices, including daily logs, progress reports, and records related to schedule, quality, and safety.
+ Use MS Office applications such as Word, Excel, and Outlook to prepare reports, track project information, communicate with stakeholders, and maintain accurate records.
+ Support proactive issue identification and problem prevention by anticipating potential challenges, asking clarifying questions, and implementing solutions before issues impact schedule or quality.
+ Communicate clearly and consistently with project stakeholders, including project teams, owners, and subcontractors, and foster a culture of open, frequent communication.
+ Contribute to the successful delivery of large-scale projects, including a $35 million ground-up school project and multiple renovation builds, by maintaining high standards of execution and professionalism.
Essential Skills
+ Minimum of 5 years of experience as a Construction Superintendent with a general contractor.
+ Proven experience managing industrial, K-12, or commercial ground-up and/or renovation projects.
+ Strong scheduling skills, including development and management of detailed project schedules.
+ Strong documentation skills for project tracking, reporting, and recordkeeping.
+ Demonstrated ability to manage subcontractors and coordinate multiple trades on complex construction sites.
+ Hands-on experience with commercial construction, including ground-up construction and renovations.
+ Proficiency with MS Office Suite, including Word, Excel, and Outlook, for reporting, documentation, and communication.
+ OSHA 30 certification with a thorough understanding of construction site safety requirements.
+ Solid construction management and project management capabilities, including project coordination and supervision.
+ Ability to oversee construction activities in alignment with project design, budget, and schedule guidelines.
+ Excellent communication skills with a tendency to over-communicate to keep all parties informed.
+ Strong technical skills for reporting, documentation, and use of project-related software tools.
+ Demonstrated curiosity about projects and a proactive, assertive approach to completing tasks.
Additional
Skills & Qualifications
+ Bachelor's degree in a related field such as construction management, engineering, or a similar discipline is preferred.
+ Experience working with union trades and understanding union jobsite practices is a plus.
+ Background in carpentry or hands-on construction work is beneficial.
+
Experience with renovation projects in educational or commercial environments.
+ Ability to focus on problem prevention by anticipating issues, asking insightful questions, and preparing mitigation strategies.
+ Self-awareness regarding personal weaknesses or areas for improvement, with a willingness to develop professionally.
+ Experience working with general contractors on large-scale, multi-phase projects.
