Job Description & How to Apply Below

The Farmland Assessment Analyst at Cache County Corp., is an entry-level Appraiser/Analyst role supporting fair, consistent Property Tax outcomes for Agriculture and Farm parcels. Working onsite in Logan, UT, you'll apply the Farmland Assessment Act (FAA) and State Tax Commission standards to classify Farmland and document well-supported appraisal decisions. This position is designed to help you launch your career through hands‑on learning with a supportive team.

Responsibilities
  • Manage greenbelt applications and determine eligibility for agricultural use
  • Classify land per State Tax Commission guidelines (Irrigated I–IV, Dryland, Graze I–IV) using soil type, topography, and water availability
  • Apply agricultural production metrics, including evaluating crop yields and calculating Animal Unit Months (AUMs)
  • Review and audit agricultural financial records (e.g., sales receipts) to confirm a reasonable expectation of profit
  • Read and interpret legal Property descriptions, plat maps, and deeds
  • Perform accurate Tax calculations, including complex rollback taxes up to five years
  • Conduct audits and physical site inspections in varied weather and uneven terrain
Required skills
  • Cooperative working style with clear verbal and written communication
  • Ability to strictly interpret and apply statutes; strong math proficiency
  • Ability to receive and follow instructions

As you launch your career as an Appraiser, you'll have Medical, Dental, and Vision coverage, a Competitive Salary, Paid Time Off, and 14 paid Holidays. Plan ahead with 401(k) contributions with a generous match, and the Utah Retirement System Pension or 401(k), plus Life Insurance, HSA contributions, FSA options, an Employee Assistance Program, and Safety Awards.

Daily Work Snapshot

Your day begins onsite in Logan with greenbelt application review, confirming eligibility, updating Property records, and organizing follow-up questions. You'll then move into Appraisal analysis: comparing maps and legal descriptions, checking land classifications, and preparing clear notes that support consistent Property Tax outcomes for Agriculture, Farm, and Farmland parcels. Some days include an audit check of sales receipts or other Personal Property documentation.

When field work is scheduled, you'll travel to parcels, observe land use indicators, take photos, and document conditions in real time. Back at the office, you'll finalize determinations, track next steps, and learn from experienced Appraiser teammates through guided review and feedback.
