Position Summary
The Painter is responsible for preparing and painting vacant apartment homes to support unit readiness, leasing timelines, and overall property presentation. This role plays a critical part in ensuring each apartment meets company quality standards and delivers a strong first impression for incoming residents. The Painter works closely with the Maintenance and Property Management teams to complete unit turns efficiently while maintaining a high level of craftsmanship, cleanliness, and attention to detail.

Full-time, Monday through Friday, 8:00 AM – 5:00 PM - On-Call / Weekends:
Occasional, based on business needs
- Prepare apartment units for painting, including patching, sanding, caulking, and priming surfaces.
- Complete full-unit repaints and touch-ups to support make-ready and move-in schedules.
- Apply paint with a high-quality, professional finish while maintaining clean and organized work areas.
- Inspect completed work to ensure company quality standards are met.
- Assist with unit turns and general maintenance as needed while following all company safety policies and procedures.
The Painter role is part of the broader Maintenance career path, providing foundational skills that support progression into a Make-Ready Technician. Employees are typically considered next role ready after consistently demonstrating strong performance for 12+ months by:
- Demonstrating working knowledge of basic maintenance tasks, including minor plumbing, electrical, and appliance support
- Assisting with non-paint-related turnover items and general service needs
- Consistently meeting or exceeding unit turn timelines, including full paints and touch-ups
- Understanding how unit readiness impacts leasing, occupancy, and resident satisfaction
- Maintaining awareness of materials, inventory, and efficient supply usage
Next Role Readiness does not guarantee promotion but ensures priority consideration for internal advancement opportunities when available.
Compensation- Base Salary Range: $25 – $27 per hour (dependent on experience, skills, and location)

- Minimum 1 year of experience in painting, general maintenance, or related field
- Must be at least 18 years of age
- Strong attention to detail with an eye for quality and consistency
- Working knowledge of painting tools, materials, and surface preparation techniques
- Ability to manage time effectively and meet unit turn deadlines
- Strong organizational skills and ability to work in a fast-paced environment
- Professional communication skills and ability to interact respectfully with residents and team members
- Demonstrates reliability, accountability, and a safety-first mindset
- Basic proficiency with Microsoft Office or related systems preferred
- Ability to frequently lift or move items up to 25 pounds and occasionally up to 50 pounds
- Ability to stand, walk, climb stairs and ladders, and perform physical tasks such as kneeling, crouching, and crawling
- Ability to work indoors and outdoors in varying weather conditions
- Manual dexterity to safely use tools and painting equipment
- Must maintain a personal tool kit appropriate for assigned work
- Valid driver’s license required to operate company or personal vehicles for business use
- Occasional off-site travel to pick up supplies
