Part-time Maintenance Technician - Windscape Village

Service Technician

This position performs technical and mechanical work to ensure the physical aspects of the buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and overall functionality.

• Complete assigned work orders generated from resident requests, perform preventative maintenance, diagnose issues, and make repairs following policies, procedures, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments: pre‑move‑out inspection, create a punch list, schedule vendors and contractors, obtain supplies, complete maintenance tasks, and inspect finished work.
• Follow procedures for accessing and obtaining materials and equipment: track inventory, return unused items, and notify the supervisor of re‑ordering needs.
• Document and complete paperwork accurately and timely to track service requests.
• Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage.
• Support cost‑cutting programs by fixing rather than replacing parts when possible and practicing proper tool and equipment use.
• Comply with safety and risk‑management policies: attend routine safety meetings, complete required OSHA and other safety training, and report accidents promptly.
• Inspect contractor work to verify quality standards, scope, and specifications.
• Assist in routine property inspections to identify safety concerns and communicate physical needs to management.

• Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
• Work indoors and outdoors in all weather conditions.
• Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
• Travel occasionally to assist other properties, attend training or meetings.
• Work flexible hours, including evening, weekend, and holiday calls.

• EPA Type 1, Type II, or Universal certification for refrigerant recycling (for Certified Service Technicians).
• All certifications required by State and Local jurisdictions (for all Service Technicians).
• Valid driver’s license to operate a golf cart on property, if applicable.

Hourly pay range: $27.00–$30.00 per hour (Lompoc, CA).
