Assistant Project Manager – Commercial Construction

The Assistant Project Manager supports the successful delivery of ground-up commercial construction projects from preconstruction through closeout. This role works closely with the Project Manager and Project Superintendent to manage schedules, budgets, subcontractors, and documentation while helping drive safe, high-quality project execution across a diverse portfolio that includes commercial, higher education, lab, healthcare-related, aerospace, manufacturing, and specialty projects.

Responsibilities
  • Support the Project Manager in overseeing commercial construction projects from preconstruction through closeout, ensuring scope, schedule, and budget objectives are met.
  • Assist with developing, updating, and maintaining detailed project schedules, including tracking milestones and critical path activities.
  • Help manage project cost control and budget tracking, including monitoring expenditures, forecasting costs, and supporting cash flow planning.
  • Coordinate subcontractor procurement activities, including soliciting bids, assisting with selection, and supporting contract execution.
  • Manage and track subcontractor contracts, submittals, requests for information (RFIs), and material approvals to keep the project moving efficiently.
  • Support the preparation of estimates and bids, including quantity takeoffs, pricing, and proposal documentation.
  • Assist with project staffing plans by helping identify resource needs and coordinating with project leadership on field and office support.
  • Maintain comprehensive project documentation, including cash flow plans, submittal logs, procurement logs, billing reports, and other project records.
  • Monitor construction progress in the field, identify potential issues, and help resolve day-to-day challenges in collaboration with the project team.
  • Support change management processes by helping document, price, and track change orders and their impact on schedule and budget.
  • Partner closely with the Project Superintendent on site logistics, including material deliveries, laydown areas, site access, and inspection coordination.
  • Assist with organizing and participating in owner, architect, and subcontractor meetings, including preparing agendas, taking notes, and tracking action items.
  • Help ensure compliance with safety standards and procedures on site by supporting a strong safety culture and reinforcing best practices.
  • Support punch list development and completion, coordinating with field teams and subcontractors to address outstanding items.
  • Assist with project closeout documentation, including warranties, as-built drawings, operation and maintenance manuals, and other required deliverables.
  • Help facilitate final payment processes by ensuring all documentation, approvals, and closeout requirements are completed accurately and on time.
Essential Skills
  • 2–5 years of experience in construction project management or closely related roles, preferably with a general contractor.
  • Experience supporting ground-up commercial construction projects in the $13M–$35M range.
  • Strong understanding of commercial construction processes, including scheduling, cost control, and change management.
  • Ability to read and interpret construction drawings, specifications, and shop drawings accurately.
  • Experience using project scheduling software to build and update construction schedules.
  • Experience with cost tracking tools or software to monitor budgets, costs, and forecasts.
  • Solid knowledge of subcontractor coordination and procurement processes, including bidding, selection, and contract administration.
  • Ability to perform quantity takeoffs to support estimating and bidding efforts.
  • Effective written and verbal communication skills for interacting with owners, architects, subcontractors, and internal teams.
  • Commitment to safety and familiarity with safety practices on commercial construction sites.
  • Experience or exposure to commercial construction environments such as hospitals, labs, SCIF facilities, and other specialized medical or institutional projects.
