Job Scope
The Senior Community Manager (Sr. CM) ensures revenue and profit targets are achieved, service levels excel, and asset value is protected and enhanced. This role leads the day‑to‑day operations of a larger community, provides elevated guidance to leasing, service, and administrative teams. The Sr. CM promotes a strong service culture, ensures legal and policy compliance, and develops talent across the site.
Regional Director will assign other duties as necessary. The salary range for this position is $83,500 - $93,950 and the Senior Community Manager is also eligible to participate in the annual discretionary bonus plan. The Senior Community Manager, as with all Shea team members, is expected to conduct himself/herself in a professional manner that is consistent with Shea Core Values and the Business Ethics, Employee Conduct and Confidentiality policy.
Leadership & Talent Development- Lead, coach, and develop on‑site teams; set clear goals, provide regular feedback, and complete timely coaching; ensure meaningful individual development plans and bench strength for key roles.
- Partner with the Regional Director on workforce planning and hiring; ensure effective onboarding, mentoring, and ongoing learning and development (e.g., School of Shea; mandatory compliance courses, effective use of Empower Hour).
- Conduct effective staff line‑ups, monthly staff and safety meetings; foster open communication and a culture of accountability and recognition.
- Co‑develop annual operating and capital budgets; own day‑to‑day execution to achieve/exceed targets in revenue, expenses, Cap Ex, and NOI; complete monthly variance reports and reforecasts.
- Review pricing daily and provide recommendations to Revenue Management (e.g., Yield Star) to balance occupancy and rent growth.
- Oversee A/R and A/P integrity, PO approvals, invoice coding, third‑party billing, and delinquency control; ensure move‑out accounting accuracy and timely legal processes.
- Drive sales excellence across the leasing cycle (lead management/CRM, touring quality, application approval, renewals); monitor calls and tours; provide weekly coaching and recognition.
- Partner with Marketing and Regional Director on marketing plans, advertising, comps “shops,” and campaign performance; execute off‑site outreach as needed.
- Ensure leasing processes align with Fair Housing and company policies; maintain file and document controls.
- Through routine walks and follow‑up, ensure curb appeal, life‑safety, and asset preservation; partner closely with the Service Manager on service quality, turn timelines, and preventive maintenance.
- Lead bi‑monthly safety training and drive a zero‑accident culture; ensure timely completion of audits and inspections.
- Oversee opening standards for the office, models, market windows, and rent‑ready units; maintain a professional office environment.
- Achieve resident satisfaction targets; design and execute retention programs; address escalated resident concerns with urgency and empathy.
- Administer renewals strategy and outreach; ensure consistent service follow‑through (e.g., work‑order callbacks, “warm” calls).
- Ensure adherence to State Codes and company policies for notices, collections, evictions, and all legal proceedings; complete documentation accurately and on time.
- Use approved vendors; verify insurance and contract requirements; supervise fair and consistent vendor billing.
- Maintain records and reporting in line with policy and audit standards.
- Partner with regional leadership to support portfolio initiatives and share best practices that elevate business results; periodically assist sister properties as assigned.
