The Assistant Project Manager supports new ground-up development and rehabilitation projects from site acquisition through construction and transition to operations. The position assists with project coordination, due diligence, entitlement activities, funding applications, budget tracking, scheduling, and project documentation.

The Assistant Project Manager works closely with the Vice President of Acquisitions and Development, Project Managers, Construction Managers, Finance Department, Operations Department, and external stakeholders
, including architects, engineers, contractors, consultants, governmental agencies, and real estate professionals. This position requires periodic travel to project sites, meetings, public agencies, conferences, and other business-related locations.

Key Responsibilities
  • Coordinate the acquisition of land, existing buildings, and property portfolios for development and acquisition opportunities.
  • Assist with assigned acquisition due diligence activities and coordinate the collection of required project information and documentation.
  • Assist with the preparation, review, and tracking of due diligence reports, studies, and consultant deliverables.
  • Assist with entitlement, permitting, and internal approval processes.
  • Maintain project files and due diligence records in accordance with company standards.
  • Support entitlement and permitting activities and assist with obtaining required approvals from governmental agencies and internal stakeholders.
  • Assist and coordinate with documentation regarding developing, analyzing, and maintaining project budgets, schedules, and project tracking reports.
  • Assist in monitoring project performance against approved scope, budget, schedule, and quality objectives and report findings to project leadership.
  • Assist with documentation for budget review, schedule variances corrective action.
  • Assist in monitoring construction progress and communicate potential issues affecting project costs, schedules, quality, or completion to project leadership.
  • Supports review of change orders and Requests for Information (RFIs) within established guidelines.
  • Assist with billing applications and draw requests for completeness.
  • Coordinate easements, permits, utility requirements, and other project-related activities.
  • Coordinate with the tracking of project milestones and assist with preparation of status reports for management.
Project Funding
  • Assist with preparing applications and supporting documentation for Low-Income Housing Tax Credits (LIHTC), HUD financing programs, grants, and other project funding sources.
  • Collaborate with the Finance Department regarding project funding applications, financing requirements, and supporting documentation.
  • Assist with due diligence required for financing, equity investment, loan closings, and regulatory approvals.
  • Maintain organized records of funding applications, commitments, and compliance-related documentation.
Travel
  • Travel to project sites, municipal offices, meetings, public hearings, conferences, and other locations as required.
  • Attends professional conferences, industry events, and training opportunities as assigned.
Transition to Operations
  • Coordinate with the Operations Department regarding project closeout activities and post-construction matters.
  • Assist with the transition of completed projects from construction to lease-up and ongoing property operations.
  • Coordinates and assist with the collection and transfer of project records, warranties, permits, operating manuals, and related documentation.

Administrative & Reporting Responsibilities
