Project Manager – Multi‑Family Construction
Carmel Partners
, a leader in real‑estate investment management, is seeking an experienced Project Manager with a background in Construction, Civil Engineering, or a related field to support the Regional Lead of Construction for the Marina Shores project in Long Beach.
- Manage project buyout and contract negotiations.
- Oversee the budget and job‑cost forecasting, ensuring financial, budget, and forecasting objectives are met.
- Monitor construction schedules, track progress through site reports, and perform onsite inspections to verify standards and adherence to plans and specifications.
- Review and approve contractor invoices, change‑order requests, and ensure project costs align with approved budgets.
- Lead the project to timely completion, scope and budget projections, and obtain a certificate of occupancy.
- Act as a proactive liaison between onsite teams, third‑party groups, and corporate office departments to maintain effective communication among stakeholders.
- Hire, manage, and direct an internal team of Project Engineers, Project Managers, and Superintendents.
- Bachelor’s degree in Architecture, Civil Engineering, or a related field.
- 8–10+ years of experience in Construction or a related field.
- 5–7+ years of experience managing Multi‑Family Construction Project Management projects.
- 5–7+ years of experience managing teams.
- Expertise in wrap‑ and podium‑construction.
- Technical knowledge of complex site conditions (geotechnical, environmental, utilities, and deepened foundation risks).
- Proficient computer skills (Windows) and experience with construction and project‑management software, including Microsoft Project.
- OSHA 30‑hour Certification (issued within the past three years) and current First Aid & CPR certification.
- Ability to pass a drug screen following a conditional offer of employment.
- Comprehensive safety training program; safety is a choice, not a chance.
- Personal protective equipment is provided as required.

Compensation and BenefitsBase salary range: $150,000 – $185,000. Total compensation includes a bonus incentive in addition to the base salary. The Company reserves the right to adjust compensation within the posted range and to offer additional benefits and other forms of compensation, subject to applicable law.
