Senior Project Manager
We're a vertically integrated multifamily real estate firm, handling development, construction, and asset management in-house across supply-constrained, high-barrier-to-entry markets throughout the U.S. This position is with a major ground-up, podium-style multifamily development in Long Beach, where you'll be involved from early site and utility work through the delivery of a 350+ unit residential community. It's the kind of environment where you can take real ownership of a project's full lifecycle while building and leading a team around you.
We're looking for a Senior Project Manager to work alongside the Regional Lead of Construction and take ownership of the project's schedule, budget, buyout, contracts, and overall execution through Certificate of Occupancy. Podium construction experience is a must.
Key Responsibilities- Manage project buyout and contract negotiations
- Own the budget and job cost forecasting, and hit financial and forecasting targets
- Monitor the construction schedule and track progress through site reporting
- Perform onsite inspections to confirm the work matches plans and specs
- Keep project costs aligned to approved budgets, and approve contractor invoices and change orders
- Lead the project to on time, on budget completion through certificate of occupancy
- Act as the liaison between onsite teams, third party groups, and corporate departments
- Hire, manage, and direct a team of Project Engineers, Project Managers, and Superintendents
- 10+ years of experience in construction or a related field
- 7+ years managing multi family construction projects, and 7+ years managing others
- Podium construction experience required
- Comfortable managing multiple projects under time constraints, with strong analytical and decision making skills
- Skilled negotiator with a track record of building relationships across senior executives and field teams
- Dependable, collaborative, and focused on operational excellence
- Bachelor's degree in Architecture, Civil Engineering, or a related field
- Working knowledge of Microsoft Project and general construction/project management software (Windows environment)
- OSHA 30 hour certification (issued within the past three years) and current First Aid/CPR
- Must be commutable to Long Beach, CA
- Must pass a drug screen after a conditional offer of employment
- $180K–$200K base, depending on experience
