Commercial Owners Association Manager & CDD District Agent

We are currently seeking an experienced Commercial Owners Association (COA) Manager and CDD District Agent for beautiful Baldin Park in Orlando. The COA Manager is responsible for goals set by the BOD to maintain property appearance and ensure maximum owner satisfaction. This role is intended to focus on overseeing the day to day management, operation, and administration of the association. The Urban Orlando CDD District Agent is the liaison for the ground maintenance to the District Manager and BOD.

• Providing guidance to the BOD
• Complete meeting packets, management reports, action items lists, and follow-ups per Sentry guidelines
• Conduct formal property walks and covenant reviews
• Facilitate architectural review process for new applications
• Attend, prepare for, and participate in monthly, annual, and general meetings
• Manage vendor proposals and contracts, risk management, insurance, maintenance, and architectural requests and approvals
• Coordinate and manage employees such as janitorial, maintenance, administrative, and others
• Collect all invoices and code for payment, and follow up on monthly assessments due
• Serve as liaison between association board and legal counsel
• Prepare manager reports and financial summaries to Board
• All other duties as assigned

• Manages most service contracts, including Security, landscaping, fountains, water pumps, etc.
• Tracking expenses compared to budget
• Prepare and submit budgets and reports as required
• Collaborate with CDD staff, District Engineer, BOD and others

• Possess and maintain a FL CAM license
• Have previous Community Management or Commercial Management Experience
• Be professional, organized, and self-motivated
• Possess strong written and verbal communication skills
• Hold a valid license to operate a motor vehicle with a clean driving record
• Have a proficiency with Microsoft Office and general computer skills

• Salary commensurate with experience and qualifications, salary range $80,000 - $100,000
