As a Project Manager & Estimator, you will oversee residential, commercial, government, federal, tenant improvement, and restoration projects. Responsibilities include breaking down plans in AutoCAD, managing project setup in Procore/Project Sight, scheduling, task assignment, and performing detailed cost estimations using Xactimate, RSMeans,Bluebeam,KonstructIQ and other industry-standard tools. You'll manage subcontractor bids, lead project meetings, and ensure adherence to timelines and budgets. For federal projects, experience with JOC contracts and government procedures is required.
Restoration work will involve fire and water damage assessments, using tools like iGuide for precise measurements and Xactimate for scope preparation.
- Project Setup & Planning:
- Break down project plans using AutoCAD and establish comprehensive project folders in platforms such as Procore or Project Sight.
- Set up project milestones, manage task assignments, and ensure clarity in the scope of work by reviewing all plans and documents for potential offers.
- Conduct internal team meetings to present project potential, establish a Work Breakdown Structure (WBS), and assign tasks accordingly.
- Scheduling & Estimation:
- Develop preliminary project schedules for upper management review and create detailed execution schedules upon approval.
- Prepare detailed cost estimations using CSI format and present estimates to upper management for review and client-facing quotation creation.
- Client Communication & Bid Finalization:
- Engage with clients to present bids, explain details, and incorporate feedback into the proposal process.
- Post-award, transition into detailed scheduling, material take-off (MTO), and preparation for project execution.
- Subcontractor Management:
- Identify, evaluate, and manage subcontractor bids, ensuring alignment with project requirements.
- Finalize subcontractor selection by thoroughly reviewing portfolios, qualifications, and compliance with the project scope.
- Create potential subcontractor database for future projects.
- Project Execution & Reporting:
- Manage project kickoff meetings, create and track project milestones, and oversee daily logs, reports, and meeting minutes.
- Ensure project schedules, budgets, and timelines are monitored and updated regularly.
- Provide comprehensive status updates to upper management on project progress, budget adherence, and any critical issues.
- New Commercial Construction:
- Oversee the management and estimation of new commercial construction projects from concept through completion.
- Breakdown architectural plans and construction blueprints to create detailed project folders in Procore or Project Sight.
- Develop and manage milestones, schedules, and task assignments, while ensuring compliance with client requirements and industry standards.
- Lead project kick-off meetings, manage daily reporting, and monitor progress throughout construction.
- Tenant Improvements (TI):
- Manage tenant improvement (TI) projects, from design review through the final build-out.
- Collaborate with property owners, tenants, and design teams to ensure scope alignment, project scheduling, and budget adherence.
- Perform detailed estimation, cost control, and scope management using CSI formats, ensuring precision in budgeting and adherence to timelines.
- Subcontractor & Vendor Management:
- Solicit, evaluate, and manage subcontractor bids for all commercial projects, ensuring compliance with project specifications and timelines.
- Review vendor and subcontractor portfolios, ensuring their ability to meet project demands and maintain compliance with commercial standards.
- Client Relations & Reporting:
- Act as the main liaison with commercial clients, attending meetings, providing progress reports, and ensuring all client needs are met.
- Maintain detailed documentation, including daily logs, progress reports, and change orders in Procore or Project Sight.
- Scope Development & Estimation:
- Utilize Xactimate to perform detailed scope creation for restoration projects, ensuring accurate measurements and costing.
- Use tools like iGuide or similar scanning technology to capture accurate floor plans for restoration work.
- Measure and document damage caused by fire, water, or other disasters, ensuring comprehensive and detailed estimates are produced.
- Restoration Procedures:
- Manage fire and water damage restoration projects, overseeing demolition, removal of affected materials, and reconstruction efforts.
- Ensure all restoration work complies with industry standards and insurance requirements, coordinating with adjusters and insurance companies to finalize scope and cost estimates.
- Lead restoration teams through the project lifecycle, from initial assessment to final quality assurance and project completion.
